SUMMARY

The Technician III is responsible for operating the facility, including mechanical and supporting systems; performing inspections, preventative and corrective maintenance, and routine and on-demand services on facility mechanical equipment and other systems. The Technician III works in accordance with established processes and practices, complying with internal and external requirements including environmental, health and safety, and fire protection standards.

KEY DUTIES & RESPONSIBILITIES

Troubleshooting

  • Provides observations about facility, mechanical and electrical equipment, and system conditions, suggesting enhancements and repairs.

Maintenance

  • Performs work according to established processes and practices.
  • Ensures compliance with environmental, health and safety, fire protection standards.
  • Conducts regular inspections and performs preventative and corrective maintenance to meet facility uptime and asset integrity objectives.
  • Responds to service requests and maintains equipment and systems.
  • Monitors the facility through walkthroughs and system inspections.
  • Operates mechanical and other systems.
  • Manages work orders from dispatch to completion, recording data accurately.
  • Supports the implementation of preventative maintenance programs, escalating deficiencies as needed.

Client Relations

  • Enhances tenant and customer satisfaction through quality service delivery.

Administration

  • Assists with facility-related projects.
  • Maintains compliance with policies and regulations.
  • Ensures tools are maintained and repaired/replaced as needed.
  • Submits expenditures timely.
  • Performs other duties as assigned.

Qualifications

  • High school diploma plus trades training and/or certification or licensing.
  • Minimum 3 years experience in preventive and corrective maintenance on HVAC, pneumatic, or hydraulic systems.
  • Knowledge of facility operations and maintenance processes.
  • Ability to troubleshoot and repair mechanical and building systems.
  • Strong environmental, health, and safety mindset.
  • Client-service orientation with a high sense of urgency.
  • Knowledge of Building Automation Systems (BAS) and HVAC systems.
  • Effective communication skills.
  • Mentoring skills for supporting lower-level technicians.
  • Willingness to work shifts, be on-call, and respond to emergencies.
  • Adherence to health and safety policies, including PPE use.
  • Ability to obtain security clearance.
  • Valid driver's license.

Licenses and Certifications

  • Building Operator Certification or equivalent.
  • Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license).
