Qualifications

  • Minimum 2 years of experience in facility condition assessments or inspections or related fields.
  • Experience with RSMeans or similar cost data sets and lifecycle analysis.

The team is a trusted advisor in the industry, providing valuable data and insights to help clients ensure their facilities are mission‑ready.Position SummaryThe Facilities Assessment Consultant performs condition assessments of building systems and supporting site infrastructure, with a primary focus on mechanical and/or electrical systems. This role involves travel with a team of professional assessors to inspect a wide variety of facility types, ranging from schools and hospitals to airports, laboratories, and historic government buildings.Key ResponsibilitiesReview client documentation prior to and during inspections (drawings, reports, maintenance records, etc.).Perform visual inspections of building systems including HVAC, plumbing, fire protection, controls, and distribution systems.Evaluate system conditions using professional judgment, including conformance with client standards and applicable codes related to accessibility, life safety, energy, and sustainability where required.Collaborate with client facilities staff to understand operations, capital investments, and functional needs.Use tablets and mobile data‑collection software to document findings and support condition assessments with photographic evidence.Develop replacement and corrective cost estimates using Gordian cost libraries and vendor research when necessary.Document findings in Gordian’s asset management and capital planning software.Perform individual quality assurance to ensure findings are accurate, complete, and aligned with project scope.Support client inquiries by providing clarification and guidance related to assessment findings.Essential Job FunctionsAbility to walk and inspect large facilities and campuses.Ability to climb ladders and stairs to access and assess building systems (including rooftop systems).Willingness and ability to travel approximately 40–50%, with occasional international travel.QualificationsAssociate’s or Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Facility Management, Construction Management, or equivalent combination of education and experience.Minimum 2 years of experience in one or more of the following:Facility condition assessments or inspectionsFacility operationsBuilding design or constructionProperty or facilities managementKnowledge of relevant building codes and standards for existing facilities.Experience performing quantity surveys and developing replacement cost estimates using RSMeans or similar data sets.Experience evaluating facility conditions and performing lifecycle analysis with corrective cost recommendations.Proficiency with computers, mobile devices, and Microsoft Office applications (Teams, Word, Excel).Strong written and verbal communication skills.Strong organizational skills, attention to detail, and ability to prioritize critical tasks.Preferred QualificationsProfessional registrations or technical certifications.Multi‑discipline knowledge including architectural, structural, mechanical (HVAC and plumbing), electrical, and/or site utilities.Government clearance (where applicable).Bilingual - French/EnglishLicensed Professional EngineerCompensation & BenefitsEligible for performance-based bonus as part of total compensation.Comprehensive benefits package including medical, dental, vision, life insurance, long‑term disability, HSA, and 401(k) retirement plan.Equal Opportunity EmployerGordian and Fortive are equal opportunity employers.
