Job summary

Pilot Build Co. is seeking an experienced Estimator to join our growing team. You will produce accurate, complete, and competitive estimates from conceptual budgets through tender close for multi-unit residential projects, working closely with design, project management, site teams, and trade partners.

You will read drawings, surface gaps, document assumptions, and price buildable options. 3–5 years estimating experience, proficiency in Excel, takeoff software, Bluebeam Revu, and collaboration

Qualifications

• 3–5 years estimating experience on building construction projects.
• Experience in multi-unit residential and/or design-build construction (asset).
• PQ S or Gold Seal Certified Estimator designation (asset).
• Ability to read and interpret construction drawings, specifications, and technical documents.
• Strong analytical and financial skills, with advanced Excel and takeoff software.

Responsibilities

• Complete detailed material takeoffs from drawings and specifications across divisions for multi-unit residential construction.
• Prepare conceptual, order-of-magnitude, and detailed estimates at design stages and as drawings develop.
• Price general conditions and soft costs, including permit fees, bonding, and insurance.
• Identify scope gaps, contingencies, and document all assumptions in estimates.
• Solicit, track, and price pricing from subcontractors and suppliers for full trade coverage.
• Produce tender packages, issue drawings and addenda, and complete tender closing.
• Prepare bid comparisons with recommendations for award and hand off to the project team.
• Reconcile awarded estimates with final costs and maintain unit cost libraries.

We are seeking an experienced Estimator to join our growing team. Working on multi-unit residential projects ranging from $5M to $100M, you will produce accurate, complete, and competitive estimates from conceptual budget through tender close, working closely with our design, project management, and site teams, and with the trade partners and suppliers who build with us.

As an Estimator, you put a number on the work before anyone picks up a tool, and you know how much rides on getting it right. You read drawings closely, ask the questions that surface the gaps, and are not satisfied until every division is covered and every assumption is written down. You are comfortable holding a trade to their scope, curious about what things actually cost and why that moves, and you work as easily from a set of drawings at a desk as you do on site understanding how the work goes together. You are fact-driven, thorough, and confident in your ability to brainstorm and solve problems while considering multiple perspectives and paths to success. Key Responsibilities include:

• Complete detailed material quantity takeoffs from drawings and specifications across all divisions, with a focus on multi-unit residential construction.
• Prepare conceptual, order of magnitude, and detailed estimates at each stage of design, updating as drawings and specifications develop.
• Price general conditions and general requirements against the current construction schedule, and carry indirect and soft costs such as permit fees, bonding, and insurance in every estimate.
• Identify scope gaps, exclusions, allowances, and contingencies, and document every assumption and qualification carried in an estimate.
• Conduct value engineering analyses and price alternate products, systems, and buildability options.
• Solicit, track, and follow up on pricing from subcontractors and suppliers to ensure full coverage in every trade division ahead of tender close.
• Review and level trade quotes for scope completeness, inclusions and exclusions, and unit rates, verify quantities against your own takeoffs, and resolve discrepancies before award.
• Review own forces labour requirements, crew productivities, and work scopes with the Site Superintendent to price self-performed work.
• Produce tender packages, issue drawings, specifications and addenda to bidding trades, and complete tender closing.
• Prepare bid comparison and leveling summaries with recommendations for award, and hand the awarded estimate over to the project team at buyout.
• Complete takeoffs and pricing for change orders, and re-price projects as designs evolve to support ongoing development decisions.
• Reconcile the awarded estimate against final actual cost on every completed project, and maintain the unit cost library from those reconciled actuals.
• Track material and labour market movement, escalation, and supply chain conditions, and flag emerging pricing risk to the pre-construction team.
• Build and maintain good relationships with subcontractors, vendors, suppliers, and consultants, and treat all estimate values and trade pricing as confidential.

Qualifications:

• Degree or diploma in construction management, engineering, quantity surveying, architectural technology, or construction trades certification.
• 3-5 years’ estimating experience on building construction projects.
• Experience in multi-unit residential and/or design-build construction (asset).
• Professional Quantity Surveyor (PQS) or Gold Seal Certified Estimator designation (asset).
• Ability to read and interpret construction drawings, specifications, and technical documents.
• Strong analytical and financial skills, with advanced Excel and competence with takeoff software.
• Ability to use Bluebeam Revu, Sage 100 Contractor and Procore (asset).
• Valid driver’s licence, own vehicle, and insurance.
