Job description

The Project Manager, Tenant Construction, is responsible for the oversight, execution, and profitability, of Tenant Construction Projects. This individual is responsible for maintaining contact with current customers, and subcontractors in a tactful, sensitive, and professional manner. This position is required to travel to job sites throughout Ontario. This individual has strong organizational skills, clear communication, and can work effectively and efficiently under pressure to provide solutions in a short period of time. This individual will have strong multitasking abilities in order to successful execute projects simultaneously.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Liaise with leasing teams, contractors, consultants, designers, architects, municipalities, and tenants on various projects.
  • Review, negotiate, and execute contracts in alignment with company standards and project
  • requirements.
  • Coordinate with the Manpower team to ensure appropriate staffing levels are in place for project start-up.
  • Manage all project documentation, including submittals, RFIs, and meeting minutes, ensuring accuracy and timely distribution.
  • Supervise and oversee all project activities as assigned by the Director and Manager of Tenant Construction, including planning, coordination, issue resolution, and adherence to company policies and standards.
  • Maintain change order, submittal, and drawing control logs, preparing documentation and reports for construction meetings.
  • Ensure contract submittals are complete, accurate, and submitted on schedule.
  • Prepare and issue subcontractor agreements, ensuring terms and documentation are in compliance with project requirements.
  • Assemble and deliver Owner and Maintenance Manuals within required timelines.
  • Collaborate with subcontractors to collect and verify all necessary documentation and drawings for Owner and Maintenance Manuals.
  • Maintain and update the Warranty Log to ensure accurate tracking of all project warranties.
  • Represent the company at meetings with clients, subcontractors, and stakeholders, maintaining professional communication and project alignment.
  • Provide technical assistance and support to field personnel within assigned areas of responsibility.
  • Monitor and track progress of other contractors to ensure coordination and timely completion of project milestones.
  • Prepare Job Information Sheets and establish Job Files in accordance with company procedures.
  • Scan and reproduce plans and drawings as required for project documentation.
  • Assume full project supervision responsibilities in the absence of the Project Manager.
  • Prepare and price change orders for review and approval.
  • Complete project reports and administrative documentation, coordinating with Payroll on related financial processes.

EXPERIENCE, SKILLS & KNOWLEDGE:
  • Demonstrates a tactful and professional demeanor, with the ability to interact effectively with
  • managers, employees, vendors, customers, and other stakeholders.
  • Proven ability to understand and meet customer expectations and requirements.
  • A self-starter with strong problem-solving skills and sound judgment.
  • Skilled at managing multiple priorities under time constraints while working collaboratively in a professional team environment.
  • Proficient in Accubid software.
  • Comprehensive knowledge of provincial building and electrical codes, as well as relevant CSA, ULC, IEEE, IES, and NFPA standards.
  • Strong administrative and organizational abilities, with attention to detail and accuracy.
  • Excellent communication and interpersonal skills, fostering effective collaboration across teams.
  • Proficient in Microsoft Office applications, including Outlook, Word, and Excel.
  • Able to engage professionally with all levels of staff.
TRAVEL:
  • 50-80 % travel is required for this position.
