About the Role:

Reporting to the President, KGRE Inc., this position is responsible for for driving operational excellence, ensuring consistency, and supporting strategic initiatives across a portfolio of managed properties. This role provides leadership and direction for property operations, performance analytics, budgeting, policy implementation, process improvements, and compliance across the property management team. The Director acts as a key liaison between site teams and corporate leadership, ensuring alignment with organizational goals, tenant satisfaction, and financial performance.

Your Focus in this Role:

  • Oversee operational performance across a multi-site property portfolio (residential, commercial, or mixed-use), ensuring adherence to company policies, procedures, and performance standards.
  • Develop and implement operational strategies, SOPs, and best practices to drive efficiency, service quality, and cost savings.
  • Collaborate with regional and on-site property managers to monitor occupancy, revenue, maintenance, leasing, and customer service metrics.
  • Analyze property performance data, KPIs, and market trends to identify opportunities for improvement and innovation.
  • Lead annual budget planning and reforecasting efforts in coordination with finance and site teams; monitor monthly financial performance and variance reporting.
  • Support the development and execution of capital improvement and maintenance programs.
  • Drive compliance with federal, state, and local housing regulations, fair housing laws, and internal risk management standards.
  • Manage vendor relationships and procurement strategies to optimize cost and service delivery.
  • Mentor and support property management staff, fostering a culture of accountability, continuous learning, and operational excellence.
  • Partner cross-functionally with asset management, leasing, marketing, IT, HR, and other departments to align operations with company goals.
  • Lead or support system implementations, such as property management software or technology tools.
  • Conduct regular site visits, operational audits, and training sessions as needed.

Education, Experience and Skills:

  • Degree or Diploma in Business Administration, Real Estate, Finance, or a related field
  • 7+ years of experience in a similar role is required
  • Strong computer skills with proficiency in Microsoft Office (Word, Excel and PowerPoint)
  • Ability to work independently and under tight deadlines while maintaining excellent communication and interpersonal skills.
  • Strong organizational skills with the ability to manage multiple projects and tasks simultaneously.
  • Ability to work with a dynamic group of individuals in many different departments and prioritize tasks
