Job summary

Morguard is a leading Canadian real estate company with properties across North America. We are seeking a Director of Leasing to manage a regional or super-regional retail portfolio and optimize occupancy and tenant mix.

You will develop leasing strategies, negotiate complex deals, and analyze market data to maximize property value. This role requires extensive experience in retail leasing and a Commercial Real Estate License, with a base salary in the six-figure CAD range.

Qualifications

  • Bachelor’s degree or equivalent experience in a relevant field.
  • Minimum 10 years of leasing experience in retail with regional/super-regional portfolio.
  • Strong financial analysis and modeling knowledge.
  • Credit analysis and risk assessment knowledge.
  • Current Commercial Real Estate License.
  • Solid understanding of commercial leases.
  • Proficiency with MS Office applications.

Responsibilities

  • Develops and implements the Merchandising Plan and Leasing Strategy to improve occupancy and property value.
  • Prospects for new regional tenants by market research and targeted marketing.
  • Maintains knowledge of building codes, services, and management processes to attract tenants.
  • Executes leasing deals (new, renewals, extensions, relocations, subleases) with tenants and brokers.
  • Performs financial analyses, market rent data reviews, and budget variance analyses for leasing activities.
  • Participates in budgeting and reforecasting for leasing costs and tenant revenue.
  • Networks within the real estate industry to stay ahead of market trends and opportunities.
  • Performs other job-related duties and projects as assigned.

Location

The selected candidate may be based out of either our Vancouver or Edmonton regional office.

Where You’ll Add Value

The Director, Leasing is accountable to Vice President, Retail Leasing for all leasing activities for a portfolio of retail properties or (a) large super-regional retail centre(s) that are meant to ensure that the property’s value is optimized by a combination of consistently high occupancy rates both in short- and long-term and an effective tenant mix.

How You’ll Make a Difference
  • Develops and implements the Merchandising Plan and the Leasing Strategy for the assigned portfolio to ensure continuous improvement effort to optimize and to build on the market strengths of each property to increase their value.
  • Prospects for new regional tenants for the property by researching relevant markets, analyzing potential tenants, responding to leasing inquiries, proactively marketing the property to target groups and constantly learning about the physical asset to ensure that its marketing positively highlights advantages of the property, to ensure a steady flow of potential tenants to the property to achieve budgeted occupancy rates.
  • Maintains solid knowledge of basic building construction, pertinent building and fire codes and by-laws, building services and property management processes and principles to ensure advantages of the asset are leveraged to attract prospective tenants.
  • Prepares, negotiates and coordinates from conception to execution various types of leasing deals for the property, incl. new, renewals and extensions, expansions, relocations, subleases, assignments etc. by actively working and maintaining positive relationships with tenants and real estate brokers to ensure that existing vacant space is leased while potential risks are mitigated and the value of the property is positively affected.
  • Performs various analysis and reporting pertaining to leasing activities of their assigned portfolio incl. financial analysis and modeling of proposed deals, collection and analysis of market rent data, leasing activity reporting, leasing costs and fees reporting, budget variance analysis, tenant credit information reporting, etc. to ensure that the leasing plan for the property is executed to budget and all potential leasing risks are identified and mitigated.
  • Participates in property budgeting and reforecasting for leasing costs, leasing fees and tenant rental revenue in accordance with the existing accounting calendar to ensure that the current budget reflects the best possible estimate of the occupancy status and on-going leasing activity.
  • Actively networks in the real estate industry to maintain an up-to-date knowledge of market trends, best practices, market conditions, new market opportunities and methodology, as well as competitor activity, to develop and maintain positive relationships with various parties within the industry.
  • Any other job related duties and/or projects that may be assigned.
The Expertise You’ll Bring
  • Bachelor’s Degree in Business, Commerce, Urban Economics or Real Estate or equivalent experience
  • Minimum 10 years of leasing experience in retail industry dealing with regional or super-regional portfolio of centre
  • Solid knowledge of financial analysis and modeling
  • Knowledge of credit analysis and risk assessment
  • Current Commercial Real Estate License
  • Solid understanding of a commercial lease
  • Good knowledge of MS Office applications.

Annualized Base Salary Range: $130,000-$160,000 CAD.
