Job summary

Onni Group of Companies in Vancouver is seeking a Development Coordinator to join our development team. You will assist in managing multifamily and mixed-use projects across all phases, from feasibility through construction, tracking schedules, budgets and milestones.

The ideal candidate has experience in residential land development, strong communication and coordination skills, and the ability to work with internal teams and external stakeholders in a fast-paced real estate environment.

Qualifications

  • Bachelor’s degree required.
  • Strong communication, organizational and coordination skills.
  • Experience in residential land development is an asset.
  • Understanding of municipal planning and engineering approval processes.
  • Ability to read consultant drawings (architectural, landscape, mechanical, electrical).

Responsibilities

  • Assist in managing real estate development projects through all phases, including feasibility, entitlement, design, construction and completion.
  • Track project schedules, budgets, milestones and day-to-day action items.
  • Support feasibility studies, market research, financial analysis and other project evaluation activities.
  • Coordinate submissions and follow-up for entitlement, permitting and planning approvals.
  • Maintain project documentation, contracts, invoices and consultant information.
  • Support budgeting, cash-flow monitoring and forecasting.
  • Prepare project reports, presentations and status updates.
  • Collaborate with internal departments and external stakeholders to coordinate information and requirements.
  • Support on-site project activities and site-related tasks.
  • Stay aware of market conditions and municipal requirements.

What You Will Do
  • Assist in managing real estate development projects through all phases, including feasibility, entitlement, design, construction and completion.
  • Track project schedules, budgets, key milestones and day-to-day action items to keep the development team organized and projects moving forward.
  • Support feasibility studies, market research, financial analysis and other project evaluation activities.
  • Assist with entitlement, permitting, planning and engineering approval processes and coordinate required submissions and follow-up.
  • Manage and maintain project documentation, contracts, invoices, consultant information and other development records.
  • Support project cost tracking, budgeting, cash-flow monitoring and forecasting.
  • Identify project risks, outstanding items and potential schedule or budget issues and assist the Development Manager with mitigation and follow-up.
  • Prepare project reports, presentations, meeting materials and status updates.
  • Collaborate with internal departments and external stakeholders to coordinate information, approvals and project requirements.
  • Support on-site project activities and site-related tasks as needed.
  • Maintain awareness of relevant real estate market conditions, municipal requirements and project-related market information.
  • Perform additional duties consistent with the role as required.
What You Bring
  • Bachelor’s degree.
  • Strong communication, organizational and coordination skills, with the ability to manage multiple priorities and follow through on project details.
  • Some experience in the analysis, acquisition, entitlement, development and marketing of residential land is an asset.
  • Experience in the local real estate industry is an asset.
  • Understanding of and familiarity with municipal planning and engineering approval processes.
  • Understanding of budgeting, cash flows, pro forma analysis and general real estate underwriting analysis.
  • Construction-site experience and financial-statement review experience are assets.
  • Experience reading and understanding consultant drawings, including architectural, landscape, mechanical and electrical drawings, is an asset.
  • Ability to work effectively with Development Managers, consultants, contractors, internal departments and regulatory authorities.
  • Detail-oriented, proactive and able to support projects in a fast-paced real estate development environment.

Salary Range

$75,000 Per Year. Negotiable depending on experience, plus performance-based bonus.
