About the Team:

Nicola Real Estate (NRE), a division of Nicola Wealth, has over 20 years of experience advising and executing real estate strategies on behalf of our private and institutional clients.

NRE comprises an experienced team of over 95 real estate professionals that source, develop, and manage a growing portfolio of properties in major markets across North America, spanning a diversified range of asset classes. The NRE portfolio exceeds 340 properties and $10.2 billion of gross asset value. Purpose of the Role:

We are seeking a highly motivated Development Analyst to join our Development team in Toronto. The ideal candidate is analytical, detail-oriented, and thrives in a collaborative team environment. This role involves supporting development projects through financial modeling, coordination, reporting, and analysis to drive informed investment and development decisions.

This is an on-site role, located in our Toronto office.

Core Responsibilities:
  1. Conduct financial analysis to support investment and development decisions.
  2. Review and analyze detailed cash flow modelling and development pro-formas.
  3. Prepare correspondence, reports, memos, presentations, and other project-related documents.
  4. Prepare and update dashboards, trackers, and slide decks for portfolio reporting.
  5. Support the Development team in the administration and coordination of current NRE projects.
  6. Organize and coordinate project meetings, prepare agendas, record minutes, and distribute to stakeholders.
  7. Support due diligence efforts related to acquisitions, dispositions, and financing activities.
  8. Liaise with consultants, community members, and project stakeholders.
  9. Assist in reviewing and summarizing project-specific contracts and agreements.
  10. Maintain project documentation, including drawings, budgets, schedules, proposals, and contracts.
  11. Engage in ongoing learning and professional development to enhance skills and industry knowledge.
Required Skills & Qualifications:
  1. 1–3 years of experience in a related role, with a strong interest in commercial real estate development.
  2. Background in finance, real estate, or a related field; Bachelor’s degree or College Diploma preferred.
  3. Knowledge of development processes, construction financing, and municipal approvals is an asset.
  4. Some travel is required. Must have a valid driver’s license and access to a vehicle.
  5. Strong investment financial analysis skills, with the ability to calculate and interpret real estate returns (IRRs, levered/unlevered returns).
  6. Proficiency in creating, updating, and managing financial models, with clear communication of findings.
  7. Highly proficient in Microsoft Excel, PowerPoint, and Word.
  8. Strong analytical thinking, keen attention to detail, and problem-solving abilities, even under pressure.
  9. Excellent communicator who thrives in collaborative, fast-paced environments.
  10. Skilled at managing multiple projects and meeting tight deadlines efficiently.
Compensation & Benefits:

This position offers a base salary range of $70,000 - $90,000 plus a performance bonus, RRSP contributions, and profit-sharing participation. Salary will be commensurate with experience, skills, and qualifications. Our comprehensive package includes profit sharing, benefit programs, and share ownership opportunities.
