Job summary

Trez Capital is seeking an Associate, Credit Risk & Underwriting in Vancouver. You will evaluate and underwrite commercial real estate loan opportunities, collaborating with internal teams and external stakeholders to assess risks and support lending decisions.

You will build financial models, analyze data, and perform sensitivity analyses to determine creditworthiness, while coordinating with sponsors and third parties throughout the underwriting process.

Qualifications

• Bachelor’s degree in commerce or business administration; preferred majors include Urban Land Economics, Real Estate, including land law, or Finance.
• Ability to obtain Mortgage Broker Licence within nine months of starting.
• Strong knowledge of real estate and finance.
• Analytical and problem-solving skills with attention to detail.
• Excellent written and verbal communication; strong organizational skills.

Responsibilities

• Conduct comprehensive credit risk assessments of commercial real estate loan opportunities.
• Collect and analyze due diligence materials and market data.
• Coordinate with borrowers, lawyers, appraisers, engineers, and other third-party professionals.
• Identify key risks and recommend mitigants.
• Evaluate borrowers and sponsors’ financial position.
• Build financial models using property-level information to calculate risk metrics.
• Perform sensitivity analysis on key financial metrics.
• Analyze market position using rents, sales data, absorption, and trends.
• Conduct due diligence on sponsors and management.
• Assess collateral strength via reports and inspections.
• Select market comparables for valuation and conduct site reviews.
• Collaborate with Origination, Credit Committee, Funding, Asset Management, and Loan Accounting.
• Assist with loan renewals and modifications.
• Suggest process improvements to boost productivity.
• Stay informed on best practices in mortgage lending.
