Mosaic Community Services seeks a Controller, Income Properties, to lead finance, accounting, FP&A, payroll, office administration and HR support for the income property portfolio, delivering timely financial information and strong controls.
Based in downtown Vancouver, this full‑time, in‑office role reports to the President, Income Properties, collaborating with Property Management, Leasing and lenders to drive performance and strategic decisions.
As Controller, Income Properties, you will lead the finance, accounting, financial planning, payroll, office administration and HR support functions for Mosaic’s Income property portfolio. You will be responsible for providing accurate, timely financial information and analysis, maintaining strong controls, managing financial risk, and continuously improving systems and processes.
This is a broad, hands‑on leadership role. You will report to the President, Income Properties and oversee the core finance function while also working closely with Property Management, Resident Services, Leasing, ownership, lenders, external advisors and other colleagues across the business. This full‑time, in‑office role is located at our Income Properties office in downtown Vancouver.

Through our Mosaic Living brand, we have developed, own and operate a portfolio of 12 rental apartment and retail properties located from North Vancouver to Abbotsford. We manage all aspects of property care, asset management, leasing, and accounting + finance in house.

You have a CPA designation and 5+ years of progressive experience in income properties, real estate development or commercial real estate, including experience leading a team. Experience in a business of similar size and complexity, along with Buildium and payroll experience, is considered an asset. Salary will reflect relevant industry experience.
You are comfortable working across accounting and controls, financial planning and analysis, people leadership, payroll and HR administration, and process improvement.
You are highly organized, detail-oriented and dependable, with a continuous improvement mindset. You can manage recurring deadlines while adapting to financing requirements, acquisitions and cross-functional priorities.
You communicate effectively across teams and can explain financial information clearly to both finance and non-finance stakeholders.
You have strong experience managing budgets and cash flow and take ownership of both the accuracy of the work and the quality of the resulting reporting and analysis.
