Commercial Property Accountant

On behalf of our client, we are seeking a Property Accountant to join their Accounting and Finance team, reporting to the Manager, Property Accounting. The successful candidate will be highly self- motivated, a natural team player, and have excellent problem-solving skills. They will provide reliable, timely, and efficient outcomes and facilitate continuous improvement in systems and procedures. The candidate will also possess a strong technical background in property accounting and CAM recoveries.

The base salary is $65,000 to $80,000, based on industry experience and exposure, accompanied by benefits and a bonus. Our client is an advocate for equity and diversity, recognizing the importance of leadership engagement within its framework.

Responsibilities

  • Full cycle accounting for a portfolio of office & industrial properties
  • Preparation of monthly property financial statements, including Balance Sheet, Income Statement and supporting schedules, and CAM recoveries
  • Prepare journal entries, bank reconciliations, budget variance analysis, cash flow forecasts and other financial reporting analysis on monthly and quarterly basis
  • Liaise with Property Manager regarding property operations and tenant activity to ensure the accuracy of the rent roll and the monthly statements
  • Assemble the operating budgets for properties, including variance analysis and forecasting
  • Generate intercompany charge-back billings and reconciliations
  • Maintain capital budget and fixed asset module, including amortization of fixed assets
  • Prepare year-end TMI reconciliations and assemble the necessary detail and back-up for the tenant’s use and respond to tenant inquires related to CAM and RT invoices
  • Work directly with the realty tax consultant on tax bills and tenant allocations
  • Maintain financial integrity with respect to tenant billings and property management; specifically, adhere to lease agreements
  • Perform monthly HST reconciliations, file HST returns, and ensure remittances for each property on a prompt basis.

Qualifications

  • College/University degree in Accounting, Finance or related field required. CPA designation in progress or completed strongly preferred
  • 2+ years experience within the real estate industry in commercial property accounting and/or AR/AP
  • Experience with Yardi, proficient in Microsoft Office, specifically Microsoft Excel.
  • Effective verbal and written communication skills
  • Excellent organizational skills; high attention to detail; ability to manage multiple deadlines
  • Strong communication, willingness to learn to expand the role and strong attention to detail
  • Excellent judgement and ability to work both independently and in a collaborative, team-oriented environment
  • Friendly and professional demeanor with a positive attitude
  • Willingness and ability to work in a fast-paced environment by being flexible/adaptable and responding to changing circumstances
