Job summary

BGO Properties, a leader in Canadian commercial real estate, is seeking a Building Operator, Level 3, in the Greater Toronto area. You will install, repair, and maintain climate control and mechanical systems across a portfolio, ensuring safety and high efficiency.

Ideal candidate has BES 1/2, strong MS Office skills, and a valid driver’s license; knowledge of BAS is a plus. Base pay ranges from $55,000 to $65,000 CAD per year with a comprehensive benefits package.

Qualifications

  • Completion of BES 1 & 2 is mandatory.
  • 2 years of direct work experience in building operations is an asset but not required.
  • Working knowledge of BAS systems is a benefit.
  • A valid driver’s license.
  • Entry level skills in Microsoft Office.

Responsibilities

  • Install, repair and maintain climate control and mechanical systems.
  • Oversee preventive maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems.
  • General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
  • Assist with environmental assessments and reporting.
  • Participate in corporate occupational health and safety program.
  • Assist with waste, recycling and hazardous materials issues.
  • Monitor computerized control systems.
  • Respond to tenant service requests.
  • Assist with insurance and risk management inspections, remedial actions and reporting.
  • Remain current and up to date with new industry practices, legislative changes and new technologies.
  • Embrace and proactively support BGO's culture of environmental responsibility and social responsibility.
  • Continually seek opportunities to improve energy consumption.
  • Quickly respond to and manage environmental hazards.
  • Consider sustainability when evaluating options for replacement equipment.
  • Participate in tenant and staff community support events as appropriate.
  • Participate in the on-call rotation which may include all buildings in the portfolio.
  • Other assigned duties.

The Opportunity:

The Building Operator, Level 3, is a junior level building operator responsible for operational and technical support in an office building, or portfolio of buildings in the Greater Toronto area. This individual is responsible for installation, repair and maintenance of climate control and other mechanical systems within the complex. The primary objective of the Building Operator, Level 3, is to ensure that the assigned building or complex of buildings is managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

What You Will Do:

Who You Are:
  • Technical Qualifications - The Building Operator, Level 3, shall have the following technical qualifications or industry equivalency:
    • Completion of BES 1 & 2 is mandatory
    • 2 years of direct work experience holding a junior or intermediate position in building operations is an asset but not a requirement;
    • Working knowledge of BAS systems is a benefit;
    • a valid driver’s license;
    • Entry level skills in Microsoft Office.
  • Communication & Relationship Skills - Ability to communicate effectively and professionally, both oral and written, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity.
  • Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.
  • Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.
  • Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
  • A criminal verification check is required for employment

The Expected Base Pay Range: $55,000.00 - $65,000.00 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications. In addition to base pay, eligible BGO employees participate in various incentive compensation plans, based on individual and business performance as well as a broad range of competitive benefits.
