Job summary

Europro is seeking a Building Operator to manage day-to-day operations of a portfolio of Toronto office buildings. You will maintain HVAC, electrical and life-safety systems, perform preventive maintenance, and respond to tenant work orders with a strong service mindset.

Ideal candidates have 3–5 years in building operations, knowledge of building automation, and the ability to coordinate with third-party technicians. A valid driver’s license and on-call flexibility are required.

Qualifications

  • 3-5 years direct building operations experience in office towers.
  • HVAC, electrical, fire alarm panels, sprinklers and generators.
  • Familiar with automated preventative maintenance programs.

  • Physically capable of lifting and climbing as needed.

Responsibilities

  • Operate and inspect HVAC, mechanical, electrical and life-safety equipment.
  • Perform minor repairs and preventative maintenance as directed.
  • Test and log chemical treatments for fluid systems.
  • Monitor central HVAC and building systems, log trends and set points.
  • Test emergency generators and fire pumps per schedule.
  • Coordinate access for third-party service providers.
  • Troubleshoot equipment and coordinate repairs.
  • Respond to tenant calls about heating/cooling issues promptly and professionally.
  • Assist with seasonal shutdowns, startup of heating/cooling, and winterizing units.
  • Maintain accurate daily activity logs and utility readings.
  • Travel between portfolio buildings to complete tasks.

About the Position:

The Building Operator is responsible for the day-to-day operations of a collection of office buildings in Europro’s North Yonge portfolio in Toronto. Duties include, but may not be limited to, checking, maintaining and repairing building systems, preforming preventative maintenance, promptly and courteously responding to tenant work orders and participating in the on-call rotation. As a representative of the company, the Building Operator's actions and conduct will at all times promote the company values.

What you’ll do:
  • Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained.
  • Conduct appropriately at all times and present an acceptable appearance while on site performing the duties of the position.
  • Assist with the operation and daily inspection of all HVAC, mechanical, electrical, life safety equipment as directed by HVAC Supervisor. Performs minor repairs and adjustments as needed.
  • Assist with the daily tests and record keeping for chemical treatment of all fluid systems.
  • Assist with the monitoring of the central HVAC and building related systems. Perform routine preventive maintenance and repairs and including filter replacements, belt adjustments, minor repairs, boiler inspections, cooling tower cleaning, etc.
  • As directed assist with the monitoring of the Building Automation System for operating trends and revision to set points and operating schedules.
  • Test run and log emergency generator and fire pumps as per schedule.
  • Assist with coordinating access for Third Party service providers, and shut down of building systems to accommodate installation of tenant improvements and modifications to building systems, mechanical rounds and inspect equipment to ensure that it is operating within correct parameters.
  • Troubleshoot mechanical equipment and perform/coordinate unscheduled repairs.
  • Answer tenant calls regarding heating, cooling problems & building emergencies (i.e. water leaks); co-ordinate same with the tenant to ensure proper repair is being completed with a customer service focus, on a timely fashion.
  • As directed assist with seasonal shutdown/startup of heating/cooling systems, chillers and cooling towers.
  • As directed assist with the winterizing of all common area air-handling units including draining and anti-freeze treatment as required.
  • Maintain an accurate log of daily activities while on shift.
  • Assist with the monthly recording of utility check meter readings, with an understanding of consumption data, and reporting anomalies in consumption trends.
  • Ability to travel between buildings in the portfolio to complete assigned tasks.
Minimum Qualifications:
  • 3-5 years minimum of direct work experience holding a position in building operations, preferably working with office towers.
  • HVAC, electrical, fire alarm panels, Sprinkler systems, Emergency power generators, plumbing, etc. and understand specifications and related system drawings.
  • Familiar with automated preventative maintenance programs an asset.
  • Ability to communicate effectively and professionally, both oral and written, with all levels within the company.
  • Mature and self-motivated team player who is committed to personal growth and ethical integrity.
  • Proven strong relationships with industry peers and trade associations.
  • Exceptional observation and problem-solving skills.
  • Physically fit enabling reasonable lifting, pushing, pulling, climbing, walking.
  • Ability to work independently on assigned tasks and with other team members.
  • Working at heights certification is preferred, will train.
  • Experience with building automation systems.
  • Proficient in MS Office.
  • Ability to work evenings and weekends, as being on a rotation on-call schedule is required.
  • Strong administrative and organizational skills; ensures operations records, files and documentation are maintained in an orderly, accurate and timely fashion.
  • Ability to achieve goals using logical and strategic approaches to resolving challenges; and is adaptable to new ideas and can embrace change.
  • Ability to allocate one’s time effectively and manage multiple demands with tight deadlines; works under pressure and achieve quality results.
  • Valid driver’s license and access to a vehicle is a requirement.
