Job summary

Woodbine Entertainment is seeking a Building Operator to deliver maintenance and operations services across our facilities. You will respond to service requests, perform preventative and corrective maintenance via CMMS, and assist contractors with access and setup.

The role emphasizes BAS troubleshooting, daily system inspections, and safety compliance. Applicants should have experience in commercial building ops, a 4th class stationary engineer or Refrigeration B operator certificate, and

Qualifications

  • Experience in retail or commercial building operations and maintenance.
  • 4th class stationary engineer certificate or Refrigeration B operator certificate.
  • Knowledge of building operations systems including BAS, electrical and plumbing, HVAC, Fire Alarm and Life Safety.
  • Familiarity with Environment, Health and Safety regulations and codes (WHMIS).

Responsibilities

  • Respond to on-demand service requests and ensure timely, quality completion.
  • Perform preventative and corrective maintenance per CMMS to protect asset integrity.
  • Receive, track, monitor and report status of maintenance work.
  • Analyze breakdowns and coordinate repairs or advise on contractor needs.
  • Assist contractors with access/setup.
  • Operate building automation system (BAS) for troubleshooting and set-point adjustments.
  • Conduct daily inspections and maintain system logs.
  • Perform fire pump, generator tests and related inspections.
  • Conduct daily boiler blowdowns and monitor water treatments.
  • Respond to emergencies (floods, power loss, fire alarms).
  • Maintain inventories of spare parts.
  • Ensure compliance with safety, environmental and company policies.
  • Duties as assigned.

Reporting to the Manager of infrastructure (with a dotted line to the Facilities manager and Supervisors), the Building Operator will ensure that assigned systems are maintained safely and to the highest level of operational efficiency.WHAT YOU WILL DO:Respond to on demand service requests as required while ensuring completed work meets quality and response requirements.Performs preventative and corrective maintenance according to computerized maintenance management system (CMMS) to ensure uninterrupted operations and asset integrity is maintained.Receive, track, monitor and report status of maintenance and repair workAttend and analyses breakdowns. Make necessary repairs, or advise management of breakdown and type of contractor required.Assist contractors with access/setupWorks with Building Automation System as required and adjusts set points and schedules. Utilizes BAS for troubleshooting and problem-solving equipment troublesPerforms daily inspections and update log sheets of all pertinent mechanical/electrical systems.Performs periodic fire pump tests, inspections. Generator tests/inspectionsPerforms daily blowdowns and water test on low pressure steam boiler.
