Job summary

Impact Cleaning Services is seeking a Building Operator to oversee day-to-day operations, maintenance, and safety of the building and facilities. The role ensures systems run efficiently and that the property is clean, secure, and well-maintained for residents, tenants, and visitors.

Responsibilities include inspections, addressing deficiencies, coordinating with the CS Manager and third-party vendors, performing minor repairs, and supporting events and logistics.

Qualifications

  • High school diploma or equivalent; technical training is a plus.
  • Minimum 2 years of building operations or facility maintenance.
  • Knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to perform physical tasks and operate maintenance equipment.
  • Strong communication and problem-solving skills.
  • Familiarity with safety protocols and emergency response procedures.

Responsibilities

  • Address deficiencies in floors, lighting, and offices before 8am.
  • Perform minor maintenance and repairs as needed.
  • Assist with cafeteria kitchen repairs and refrigeration checks.
  • Coordinate with CS Manager on third-party vendors and tasks.
  • Support custodial housekeeping and large package deliveries.
  • Escort and oversee third-party vendor work.
  • Assist in coordinating logistics for corporate events and functions.

Overview

The Building Operator is responsible for the day-to-day operations, maintenance, and safety of the building and its facilities. This role ensures that all building systems are functioning efficiently, and that the property is clean, secure, and well-maintained for residents, tenants, and visitors.

Reports To: Operations Manager

Direct Reports: Cleaning Leads, Cleaning Staff

Responsibilities
  • Conduct routine daily property inspections including interior and exterior grounds. Document and carry out checklist. Report to CS Manager for findings.
  • Floors inspected and deficiencies addressed before 8am (leaks, broken furniture, etc.)
  • Lights and washrooms checked
  • Executive offices checked
  • List of deficiencies reported to CS Manager after inspection
  • Conduct minor maintenance and repairs such as replacing cartridges/faucets, clearing toilets/sinks and drains, toilet flush system repair, office furniture and doorknob repairs.
  • Perform inspection and general repairs in the cafeteria kitchen such as door trims/floors adjustments, unclogging sinks, faucet repairs, changing light bulb and making sure all refrigeration units and other kitchen equipment are in good operating condition. Report to CS Manager for any deficiencies.
  • Perform minor repair on the exterior ground, and parking areas such as patching concrete holes, door lubrication, closer adjustments. Coordinate with Corporate Service Manager on issue about door access systems and hardware like card readers and magnetic locks.
  • Respond to service calls through CS help and Ask Cody in a prompt manner for complaints such as too hot/cold, lighting, office furniture, meeting setups, etc. Advise CS Manager for needed repairs through third party vendors.
  • Perform routine and seasonal maintenance such as garage doors cleaning (power washing) and decluttering.
  • Power washing of garage doors in spring
  • Assist managing Movers in various office arrangements and setup.
  • Perform unpacking of paper as needed. Deliver paper from storage to printer rooms as needed.
  • Checking First aid kits monthly.
  • Participate in custodial housekeeping tasks as directed. (ie. Heavy salt in lobby, etc.)
  • Assist in large package delivery.
  • Assist Corporate Services Manager in monitoring and managing the work of third-party vendor. Report any deficiencies noted.
  • Escort and oversee the work of third-party vendor.
  • Support and participate in various corporate events and functions. Coordinate with different functional units for logistics.
  • Perform other duties as directed such as Home Depot runs/other miscellaneous pick up.
  • Perform other tasks as assigned by the Property Manager.
Qualifications
  • High school diploma or equivalent; technical training in building systems is an asset.
  • Minimum 2 years of experience in building operations or facility maintenance.
  • Knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to perform physical tasks and operate maintenance equipment.
  • Strong communication and problem-solving skills.
  • Familiarity with safety protocols and emergency response procedures.
Working Conditions
  • May require evening, weekend, or on-call shifts.
  • Work involves indoor and outdoor environments, including exposure to varying weather conditions.

Mon-Fri, 7:00 AM-03:00 PM

40 Hours/week
