Job summary

CBRE is seeking a Building Operator in Canada to maintain small to medium buildings and associated equipment. You will perform preventive and corrective maintenance, respond to tenant requests, and monitor building systems.

The role requires reading drawings, operating BAS/CMMS, and a teamwork mindset in a safety-conscious environment. Qualifications include BES I or 4th class Operating Engineer or provincial trades certification, 2–4 years of facilities experience, and proficiency with MS

• Proven computer skills: MS Excel, Word, Outlook.
• Experience in operation and maintenance of facilities (2–4 years).
• Knowledge of CMMS and BAS systems.

Responsibilities

• Respond to tenant requests and emergencies.
• Perform daily rounds and log readings.
• Review and complete daily entries into engineer's log.
• Complete preventive/demand maintenance tasks; input histories if required.
• Start-up/shutdown major building equipment.
• Ensure energy efficiency; inspect/repair mechanical/electrical systems and equipment (boilers, chillers, HVAC, pumps, generators, life safety).
• Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; repack valves; replace pumps/motors; reset breakers.
• Complete belt inspection/replacement.
• Maintain/align fan/air handling units.
• Troubleshoot/repair building automation system.

About The Role

As a CBRE Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do

• Respond to tenant requests and emergencies
• Perform daily rounds and log readings
• Review and complete daily entries into engineer's log
• Complete preventive/demand maintenance tasks; input histories if required
• Start-up/shutdown major building equipment
• Ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
• Complete filter changes
• Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.
• Complete belt inspection/replacement
• Maintain/align fan/air handling units
• Complete general mechanical/maintenance duties
• Troubleshoot/repair building automation system
• Monitor work of contractors/external service providers to ensure adherence to company/industry standards
• Participate in review of operating policies/procedures as required
• Complete maintenance of metal/plastic pipe systems
• Conduct chemical treatment testsWork in compliance with Occupational Health and Safety Act and other applicable codes
• Escalate unusual events/occurrences to supervisor
• What you’ll need
• BES I Certificate; or 4th class Operating Engineer; or provincial trades certification of qualification
• Minimum 2-4 years of experience in the operation and maintenance of facilities
• Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook)
• Working knowledge of Computerized Maintenance Management System (CMMS) and Building Automation System (BAS)
• Ability to read and understand drawings and schematics
• Ability to communicate effectively in English (oral and written)
• Ability to work in a team environment
