Job summary

CBRE is hiring a Building Operator (Union) in Toronto, Ontario, Canada. The role focuses on maintaining small to medium-sized buildings, systems, and equipment, with responsibilities across preventive maintenance, repairs, and energy efficiency.

You will support HVAC, electrical, plumbing, and life-safety systems, while ensuring safety compliance and coordinating with contractors as needed.

Qualifications

• Proven computer skills (Excel, Word, Outlook).
• Willingness to work in shifts, weekends, and be on-call.
• Authorized to work in Canada without visa sponsorship now or in the future.

Responsibilities

• Maintain a clean work environment and perform general repairs (lighting, doors, etc.).
• Monitor and balance building systems to ensure energy efficiency.
• Perform preventive maintenance and respond to tenant requests and emergencies.
• Inspect and repair mechanical/electrical systems including boilers, chillers, pumps, and AHUs.
• Oversee contractor work to ensure compliance with standards.

About The Role

As a CBRE Building Operator (Union), you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do

Maintain a clean work environmentAssist other classifications/trades as requiredPerform general building maintenance/repairs (e.g., lighting, door repairs. etc.)Pump teardown/minor repairs/alignmentAir balancingConduct generator testsEscalate unusual events/occurrences to supervisorWork in compliance with Occupational Health and Safety Act and other applicable codesConduct chemical treatment testsComplete maintenance of metal/plastic pipe systemsParticipate in review of operating policies/procedures as requiredMonitor work of contractors/external service providers to ensure adherence to company/industry standardsTroubleshoot/repair building automation systemComplete general mechanical/maintenance dutiesMaintain/align fan/air handling units Complete belt inspection/replacementPerform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc. Complete filter changesEnsuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)Start-up/shutdown major building equipmentComplete preventive/demand maintenance tasks; input histories if requiredReview and complete daily entries into engineer's logPerform daily rounds and log readingsRespond to tenant requests and emergencies

What you’ll need

• OSSGD or equivalent
• BES I Certificate; or 4th class Operating Engineer; or provincial trades certification of qualification is an asset
• Minimum 2 - 5 years of experience in the operation and maintenance of facilities
• Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook)
• Working knowledge of Computerized Maintenance Management System (CMMS) and Building Automation System (BAS)
• Willingness to work in shifts, work on weekends, and be on-call.
