Role Overview:

Reporting to the Property Manager, the Building Operator is responsible for providing operational and technical support as a member of an operations team. The primary objective of the Building Operator is to ensure that the assigned real estate portfolio or buildings are managed and maintained in a safe, efficient, and environmentally responsible manner.

Primary Responsibilities:

  1. Installing, repairing, and maintaining climate control and other mechanical systems within the site.
  2. Monitor and operate the Building Automation Systems (BAS) and various computerized control systems.
  3. Conduct regular daily inspections and record keeping of all HVAC systems including boilers, air handling units, chiller systems, and Pumps VFD.
  4. Contribute to the development of the ongoing Planned Maintenance Program and Energy Management Program.
  5. Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  6. Perform monthly scheduled load testing on the emergency generator and initiate a quarterly, semi-annual schedule for fire alarm testing and verifications as required by insurance.
  7. Maintain Glycol systems with regular daily inspections and record keeping.
  8. Assist the operations supervisor/Property manager and other building operators with the installation and repair of building mechanical systems.
  9. Be responsible for the upkeep and appearance of all interior spaces, with planned facility maintenance.
  10. General maintenance including painting and housekeeping such as sweeping, litter pick up, shoveling, and pressure washing.
  11. Provide day-to-day suite preventative maintenance/repair as directed and required.
  12. Respond to tenant service requests in a timely manner.
  13. Take deliveries and provide housekeeping support as required.
  14. Assist with waste, recycling, and hazardous materials issues.
  15. Ensure the property is maintained in a first-class manner.
  16. Ensure all mandatory training is current and updated yearly.
  17. Provide an on-call schedule (Rotation every two weeks or as defined by the Operation Manager).

Qualifications:

  1. High school diploma or equivalent; trade school or technical training preferred.
  2. Must have 4th or 5th Class Power Engineering certificate.
  3. ABSA certification is critical for this role.
  4. Relevant certifications such as HVAC/R or mechanical systems maintenance.
  5. Strong knowledge of building systems, including HVAC, plumbing, electrical, and fire safety.
  6. Experience with Building Automation Systems (BAS) and computerized control systems.
  7. Excellent problem-solving skills and ability to troubleshoot mechanical issues.
  8. Strong organizational and time-management skills.
  9. Effective communication and interpersonal abilities.
  10. Attention to detail and a commitment to safety protocols.
  11. Physical ability to perform manual tasks, lift heavy equipment, and work in varying weather conditions.
