Base pay range

CA$60,000.00/yr - CA$80,000.00/yr

The Client:

Our client is a well-established and highly respected real estate development firm with a strong presence in Western Canada. The company focuses on residential, and commercial projects, with a proven track record of successfully delivering high-quality developments. With a healthy pipeline of future projects, they continue to drive growth while maintaining a strong commitment to delivering on their promises and upholding the highest standards of quality and integrity.

The Position:

My client are currently seeking an experienced Building Manager (options for live in or live out) to manage a large class A rental building with commercial tenants at grade. The property is located in the Greater Vancouver area. Reporting to a Property Manager, the Building Manager ensures that the property is being managed and maintained to a high level of operation.

The Responsibilities:

  • Responsible for day-to-day operations of both residential and commercial components of the property.
  • Address tenant inquiries, concerns, and maintenance issues in a timely and professional manner.
  • Respond promptly to emergency situations as they arise.
  • Participate in a rotating on-call schedule shared with fellow building management staff.
  • Ensure compliance with all applicable Residential Tenancy Act (RTA) guidelines and regulations.
  • Document incidents, accidents, and property damage through detailed reporting procedures.
  • Safeguard confidential records and data in accordance with provincial privacy legislation.
  • Prepare vacant units for occupancy, including cleaning, patching, painting, and performing minor repairs as needed.
  • Maintain cleanliness and appearance of common areas throughout the building.
  • Perform basic maintenance tasks and small repairs to ensure the property remains in good condition.
  • Supervise and coordinate external contractors to ensure work is completed on schedule and to contract specifications.
  • Conduct tours of available rental units for prospective tenants.
  • Carry out move-in and move-out inspections, ensuring all necessary documentation is accurately completed and compliant with RTA and company policies.
  • Perform periodic painting and touch-up work in common areas as required.
  • Maintain up-to-date and accurate property records and documentation.
  • Follow and enforce all company policies and procedures.
  • Manage and track key, fob, and security system inventories.
  • Keep updated records for parking and storage locker assignments, including tenant contact information.
  • Provide administrative support to the on-site Leasing & Administration team when needed./

Requirements:

  • Minimum 2-3 years of direct experience in residential or mixed-use property management, preferably in purpose-built rental or multi-family settings.
  • Demonstrated ability to deliver exceptional tenant relations and customer service, with strong interpersonal and conflict resolution skills.
  • Solid understanding of routine maintenance and building operations, including minor repairs, preventative maintenance, and troubleshooting common issues.
  • Familiarity with applicable tenancy legislation (e.g. Residential Tenancy Act) and privacy regulations.
  • Strong organizational and administrative skills, with experience maintaining accurate records and documentation.
  • Basic computer proficiency, including email, maintenance tracking software, and property management systems
