Job summary

Quantum Management Services Ltd. is seeking an Asset Management Analyst in Toronto, offering a hybrid work model with three days in the office and two from home. You’ll evaluate asset performance, run financial models, and support investment and portfolio decisions.

The role requires 3+ years in asset management or real estate finance, strong ARGUS and Excel skills, and the ability to translate complex data into actionable recommendations for senior leadership.

Qualifications

• 3+ years of experience in asset management, real estate investment, financial analysis, or related field.
• Strong understanding of commercial real estate financial analysis and asset performance.
• Excellent written and verbal communication skills; ability to present findings to senior stakeholders.

Responsibilities

• Build and maintain financial models using ARGUS Enterprise and Excel to evaluate asset performance and leasing scenarios.
• Prepare monthly and quarterly asset reporting including variance analysis and cash flow projections.
• Conduct market and asset-level research and due diligence to support strategic recommendations.
• Support analysis of acquisitions, financing, refinancing, and capital structuring initiatives.
• Evaluate leases, renewals, and leasing strategies with focus on value optimization.
• Develop cash flow projections, redevelopment scenarios, and business plans for assets.
• Collaborate with stakeholders to assess portfolio performance and identify efficiency opportunities.
• Prepare clear analyses and presentations for senior management.
• Assist with special projects within the Asset Management team.

What You'll Do?

• Build and maintain sophisticated financial models using ARGUS Enterprise and Excel to evaluate asset performance, investment opportunities, leasing scenarios, and portfolio strategies.
• Prepare monthly and quarterly asset reporting, including performance analysis, variance analysis, cash flow projections, and other key management reporting.
• Conduct detailed market and asset-level research and due diligence to support strategic recommendations and business decisions.
• Support the analysis of acquisitions, financing, refinancing, and capital structuring initiatives.
• Evaluate potential leases, renewals, and leasing strategies, assessing financial impacts, owner obligations, restrictions, and opportunities to enhance asset value.
• Develop and analyze cash flow projections, redevelopment scenarios, business plans, and other asset-level initiatives.
• Partner with internal stakeholders to assess portfolio performance and identify opportunities to improve operating results and maximize returns.
• Prepare clear, concise analysis and presentations for senior management.
• Support special projects and other strategic initiatives within the Asset Management team.

What You Bring?

• 3+ years of experience in asset management, real estate investment, financial analysis, or a closely related field.
• Hands-on experience using ARGUS Enterprise is required; ARGUS certification (ASC) is considered an asset.
• Strong understanding of commercial real estate financial analysis and asset performance.
• Advanced Microsoft Excel skills, including financial modelling and analysis.
• Experience working with leases, cash flow projections, business plans, and/or real estate investment analysis.
• Strong analytical and problem-solving abilities, with the confidence to turn complex information into practical recommendations.
• Excellent written and verbal communication skills, with the ability to present findings clearly to senior stakeholders.
• Strong organization and time-management skills, with the ability to manage multiple priorities while maintaining a high level of accuracy.
• Post-secondary education in Finance, Business, Real Estate, Economics, or a related discipline is preferred.
