Jobtailor seeks a professional to lead permitting and legalization of affordable residential developments in São Paulo, coordinating with City Hall, GRAPROHAB, and utilities to ensure compliance with urban planning and environmental rules.

You will prepare documentation for GRAPROHAB exemptions, manage documentation for bank financing, monitor construction progress, and serve as a liaison between internal teams and external authorities to enable project delivery.

Qualificações

Degree in Architecture or Civil Engineering is required.
Experience with regularization of residential developments, preferably affordable housing.
Knowledge of urban planning legislation, real estate registration, and municipal approval processes.

Responsabilidades

Support and monitor the permitting and legalization processes for affordable residential real estate developments, ensuring compliance with legal requirements and urban planning and environmental regulations before public authorities and utility providers.
Work from feasibility through delivery, focusing on Minha Casa Minha Vida / Minha Casa Verde e Amarela housing programs and subdivision projects.
Prepare and organize documentation required for approval and regularization of real estate developments.
Monitor approval and licensing processes with City Hall, GRAPROHAB, registry offices, utilities, Fire Department, and other entities.
Complete and file documents for feasibility consultations and declarations required by PMSP and utilities.
Prepare documentation for GRAPROHAB exemption filings.
Handle registration of developments, construction annotations, and condominium establishment with Real Estate Registry Office.
Support document review and preparation of materials for bank financing, including instruments for Registration of Real Estate Development.
Monitor legalization and disbursement schedules aligned with construction progress.
Request quotations and manage service providers involved in legalization stages.
Enter third-party payments into the Sienge system.
Support project approval processes with PMSP and Real Estate Registry Office.
Serve as a communication link between internal teams and external stakeholders.
Collaborate in resolving technical and documentary issues to enable sale and delivery of units.

Prepare and organize the documentation required for the approval and regularization of real estate developments.
Monitor approval and licensing processes with the City Hall, GRAPROHAB, registry offices, electricity and sanitation utilities, the Fire Department, and other entities.
Complete and file documents for feasibility consultations and declarations required by authorities such as PMSP and utility providers.
Prepare documentation for filing applications for GRAPROHAB exemption.
Handle the registration of real estate developments, construction annotations, and condominium establishment with the Real Estate Registry Office.
Support document review and the preparation of materials required to obtain bank financing, including instruments for the Registration of Real Estate Development.
Monitor and keep legalization and contractual disbursement schedules up to date, aligning them with construction progress.
Request quotations and manage service providers involved in the legalization stages.
Enter third-party payments into the Sienge system.
Support project approval processes with PMSP and procedures with the Real Estate Registry Office.
Serve as a communication link between internal teams and external stakeholders.
Collaborate in resolving technical and documentary issues to enable the sale and delivery of units.

Requirements

Degree in Architecture or Civil Engineering.
Previous experience with the regularization of residential developments, preferably affordable housing projects.
Knowledge of urban planning legislation, real estate registration, and municipal approval processes.
Experience with real estate development in the affordable housing segment, particularly Minha Casa Minha Vida (preferred).
Experience obtaining approval for subdivision projects (preferred).
Knowledge of legislation, project approvals, and utility providers (preferred).
Knowledge of bank financing processes (preferred).
Knowledge of Sienge and Asana (preferred).
Proficiency in AutoCAD 2D (preferred).
