Job summary

SYNERGY CONSTRUCT AUSTRALIA PTY LTD in Adelaide is seeking a Services Manager/Engineer or MEP Coordinator to lead services design from inception to Practical Completion on major commercial projects. You will drive design input, manage consultants, and coordinate BIM to ensure buildable outcomes, with strong collaboration across consultants, subcontractors and project teams.

With 5–10+ years in building services, you will manage cost planning, procurement, and variations, and read drawings/models

Qualifications

• 5 to 10+ years in building services with a builder, services subcontractor or consultancy.
• Experience managing services design and delivery on commercial or D&C projects.
• Sound commercial skills across cost planning, procurement, subcontractor selection and variations.
• Solid MEP knowledge across mechanical (HVAC), electrical, hydraulic, fire and vertical transport.
• Ability to read drawings and models and turn design issues into practical solutions.

Responsibilities

• Provide services input to tenders and estimates, including pricing reviews, scope definition and risk identification.
• Prepare the services design brief and manage services consultants through design development, keeping them to brief, programme and budget.
• Run services design reviews and coordination, including BIM, so services are resolved and buildable before they reach site.
• Develop and manage the services design programme in step with procurement and the overall construction sequence.
• Work with the design team to keep services design aligned with cost and buildability.
• Work on procurement strategies, preparing services subcontract packages and managing tender assessment and award.
• Manage cost and variations, and tracking the commercial performance of the services packages on your projects.
• Manage authority and certifier liaison, along with testing, commissioning and integrated systems verification.
• Deliver a clean handover, from as-built documentation and O&M manuals through to defects close-out.

SYNERGY CONSTRUCT is an Adelaide-based commercial Design & Construct builder delivering complex projects valued from $100M+. As our pipeline grows, we're adding a Services Manager to our well-established services team.

This is an opportunity to become a key contributor across major commercial projects, working with consultants, subcontractors, design teams and project teams to help turn complex design information into practical, buildable outcomes.

Whether you're a Services Manager, Services Engineer or MEP Coordinator ready for the next step, this role suits a building services professional who enjoys the technical detail of design, wants the buzz of a live project, and is ready to grow into a broader role with plenty of support behind them.

We're flexible on start date, whether that's late 2026 or early 2027.

Your contribution

Services design management sits at the heart of the role, and you will look after your allocated projects from start to finish. You will:

Provide services input to tenders and estimates, including pricing reviews, scope definition and risk identification.

About you

You have a solid grounding in building services and are keen to own more of the outcome. You will bring:

5 to 10+ years in building services with a builder, services subcontractor or consultancy.

Experience managing services design and delivery on commercial or Design & Construct (D&C) projects.

Sound commercial skills across cost planning, procurement, subcontractor selection and variations.

Solid MEP knowledge across mechanical (HVAC), electrical, hydraulic, fire and vertical transport.

The ability to read drawings and models and turn design issues into practical solutions.

Confidence working with consultants, designers, subcontractors, clients and authorities.

A relevant tertiary qualification or trade background; BIM experience highly regarded.
