Job summary

Gough Recruitment in Sydney's Western Suburbs NSW is recruiting a Senior Quantity Surveyor for a growing property developer and builder. You will lead cost planning, procurement, contract administration, and financial reporting across Class 2 mixed-use residential projects from feasibility through delivery.

The role requires 7–10 years' experience in quantity surveying and a strong understanding of NSW construction practices, with exposure to developer-builder environments and value engineering

Qualifications

• Degree qualification in Quantity Surveying, Construction Management, Property Economics, or related discipline.

Responsibilities

• Prepare and manage project feasibility estimates, budgets, and cost plans.
• Conduct detailed cost planning and benchmarking throughout development lifecycle.
• Manage tendering and procurement processes, including trade package preparation, analysis, and recommendations.
• Negotiate subcontractor and supplier agreements.
• Monitor project budgets, forecasts, cash flow, and cost reporting.
• Assess variations, claims, extensions of time, and contractual entitlements.
• Prepare monthly cost reports and provide commercial insights to project stakeholders.
• Identify project risks and opportunities and implement mitigation strategies.
• Support project teams in maintaining financial performance and target margins.
• Work closely with development, construction, design, and delivery teams to drive value engineering outcomes.
• Ensure compliance with contractual obligations and company commercial procedures.

About the Role

An established and growing property developer and builder is seeking an experienced Senior Quantity Surveyor to join its high-performing commercial team. This is an opportunity to play a key role in the delivery of large-scale Class 2 mixed-use residential developments, working across projects from feasibility through to completion.

Reporting to senior commercial leadership, you will be responsible for managing cost planning, procurement, contract administration, financial reporting, and project cost control across a portfolio of residential and mixed-use developments.

This role suits a commercially astute professional with strong developer or builder-side experience who enjoys working in a fast-paced environment and influencing project outcomes from inception through delivery.

Key Responsibilities

About You

To be successful in this role, you will possess:

• Degree qualification in Quantity Surveying, Construction Management, Property Economics, or a related discipline.
• Minimum 7-10 years' experience in quantity surveying, cost management, or commercial management.
• Demonstrated experience delivering Class 2 mixed-use residential projects in Australia.
• Strong understanding of NSW construction practices, procurement methodologies, and commercial management.
• Experience working for a developer, builder, PQS consultancy, or integrated developer-builder.
• Advanced knowledge of construction contracts, cost planning, and financial reporting.
• Strong negotiation and stakeholder management skills.
• High level of commercial acumen and attention to detail.
• Excellent communication and relationship-building abilities.
• Proficiency in CostX, Buildsoft, Excel, or similar estimating and cost management software.

Highly Regarded

• Experience on projects valued between $50M and $300M+.
• Exposure to high-density residential, mixed-use, retail, and build-to-sell developments.
• Knowledge of NSW Class 2 compliance and regulatory requirements.
• Experience within vertically integrated development and construction businesses.
