Inner Melbourne | $70M–$120M Projects | Tier 2 / Major Commercial Builder

An established and highly regarded Melbourne commercial builder is looking to appoint an experienced Senior Project Manager to take ownership of a major $70M–$120M multi-residential / student accommodation project in Inner Melbourne.
This is an opportunity to join a builder with a strong pipeline of complex projects and an established client base, working on a high-profile development where strong project leadership, commercial acumen and stakeholder management will be critical.

The Opportunity

You will take a senior leadership position within the project team, overseeing the project from procurement and early works through to completion and handover.
The project is a substantial multi-storey residentialdevelopment and student accommodation project, requiring a highly experienced Project Manager who is comfortable managing complex construction environments, large subcontractor packages and significant project teams.
You will work closely with the Construction Manager, Site Manager, Contract Administrators, consultants, subcontractors and client to ensure the project is delivered safely, commercially and to the required quality and programme.

Key Responsibilities

• Take overall responsibility for the successful delivery of $70M–$120M multi-residential / student accommodation projects
• Lead and mentor the project team across construction, commercial, procurement and administration
• Develop and manage the overall project programme, procurement strategy and delivery methodology
• Oversee subcontractor procurement, tendering, negotiations and package awards
• Manage project costs, budgets, forecasting and commercial performance
• Take ownership of variations, EOTs, claims, extensions and contractual matters
• Maintain strong relationships with the client, consultants, architects and key stakeholders
• Lead design coordination and resolve technical/design issues throughout delivery
• Work closely with site teams to manage sequencing, logistics, quality and programme
• Identify project risks and implement mitigation strategies
• Drive project safety, quality and compliance standards
• Manage reporting to senior management and the client
• Ensure project milestones, programme and commercial targets are achieved
• Lead the project through to completion, defects and final handover

About You

We are looking for an experienced Senior Project Manager who has a proven track record delivering large-scale multi-residential, student accommodation, build-to-rent, hotel or similarly complex commercial projects.

Ideally, you will have:

• 10+ years' construction experience, with significant PM experience
• Proven delivery experience on projects valued at $70M+
• Strong multi-residential or high-density residential experience
• Student accommodation, build-to-rent, hotel or large-scale apartment experience highly regarded
• Experience managing complex projects with multiple basements and significant structural packages
• Strong knowledge of procurement, programming and subcontractor management
• Excellent commercial and contractual understanding
• Strong client and consultant management skills
• Experience leading project teams and mentoring junior staff
• Strong understanding of construction methodology and sequencing
• Excellent communication and negotiation skills
• Relevant tertiary qualifications in Construction Management, Building, Engineering or a related discipline

You will be joining an established Tier 2 / major commercial construction business with a strong reputation for delivering complex projects across Melbourne.
The business has an established pipeline across multi-residential, student accommodation, commercial and other large-scale developments, with a focus on quality delivery and long-term client relationships.
This is not a business where you will simply be another number on a major project. The successful candidate will have genuine responsibility for delivery and will work closely with senior leadership.
