Job description

We are seeking an experienced Asset Manager/ Senior Maintenance Planner to join our team on a 6-month fixed-term contract based in ISS Melbourne Office.

In this role, you will be responsible for defining maintenance scope and standards, developing accurate and comprehensive tender documentation, and evaluating supplier submissions. You will play a key role in ensuring that contracted maintenance services deliver safe, compliant, reliable, and cost-effective outcomes, aligned with asset performance objectives and broader organisational requirements.

This is an excellent opportunity for a detail-oriented professional who can combine technical expertise with strong planning and commercial evaluation skills to support effective asset management outcomes.

  • Assist with the preparation of maintenance tender documentation, including scopes of work, schedules, and asset lists. Participate in supplier briefings and site inspections and support responses to technical tender queries.
  • Maintenance Scope Definition
  • Define preventive, corrective, and statutory maintenance requirements. Clearly document inclusions, exclusions, and assumptions to eliminate scope gaps and ambiguity.
  • Asset & Data Management
  • Validate asset registers, hierarchies, and criticality assessments. Ensure asset data accuracy, including make, model, location, and condition.
  • Identify key cost drivers, risks, and pricing assumptions to support accurate workload and cost modelling.
  • Compliance & Risk Management
  • Identify critical assets and high-risk maintenance activities. Support the inclusion of HSE, permit, and regulatory requirements, and define performance, reporting, and audit standards.
  • Tender Evaluation & Clarifications
  • Support the technical evaluation of supplier submissions, identifying scope deviations and commercial risks. Assist with tender clarifications, negotiations, and recommendation development.
  • Support supplier mobilisation and transition planning, including asset data and maintenance backlog handover. Assist with CMMS/EAM onboarding and planning setup and identify early risks and stabilisation actions.
To be considered
  • Minimum 5+ years’ experience in engineering and/or asset management, ideally within Electrical, Fire, HVAC, Hydraulic, Mechanical, or Civil services.
  • Strong experience in asset expenditure, forecasting, analytics, and managing large data sets.
  • Proven capability to plan and deliver a broad range of asset management and reliability improvement initiatives.
  • Hands-on experience with CMMS/EAM systems such as IBM TRIRIGA, Maximo, SAP, and master data management.
  • A results-driven mindset, with the ability to identify priorities, solve problems, and collaborate effectively with stakeholders.
  • Ability to work autonomously, managing multiple priorities with high levels of initiative and accountability.
  • Excellent communication skills, with the ability to engage technical teams, subcontractors, senior leaders, and client representatives.
  • Demonstrated delivery of outcomes within a large, complex organisation.
