Job summary

W3Global, a Sydney-based property and construction company, is seeking an experienced Senior Architect to lead residential townhouse/multi-dwelling projects with strong design leadership.

You will oversee design direction, documentation, and authority approvals, coordinating with managers and construction teams while maintaining schedule and budget. The role also involves mentoring junior staff and ensuring compliance with NSW planning codes.

Qualifications

• Degree in Architecture; NSW Registered Architect status is highly desirable.
• 5+ years local Sydney experience with townhouse/multi-residential projects.
• Strong knowledge of NSW planning frameworks (Housing SEPP, Low/Mid-Rise Housing, LEPs/DCPs).
• Solid understanding of the Design and Building Practitioners Act (DBP).
• Proficiency in Revit; Enscape experience preferred.

Responsibilities

• Design Leadership: Lead design and delivery of residential developments including high-density and townhouse projects.
• Approvals & Compliance: Prepare documentation for DA, CC, and CDC; ensure NSW planning code compliance.
• Consultant & Council Management: Coordinate with external consultants, authorities, and internal teams.
• Construction Liaison: Work with construction management to resolve RFIs and maintain design intent.
• Mentorship: Guide and mentor junior and intermediate design staff.

About the Role

You will lead projects from early concept through to final delivery, overseeing design direction, technical documentation, and authority approvals. Working closely with project managers and construction teams, you will play a key role in maintaining design integrity while ensuring projects remain on schedule and within budget.

Key Responsibilities

Design Leadership: Lead the design and delivery of residential developments, with a focus on high-density, multi-dwelling, and townhouse projects.

Approvals & Compliance: Oversee and coordinate the preparation of comprehensive documentation packages for DA, CC, and CDC applications, ensuring compliance with NSW planning codes, BCA/NCC, and local council requirements.

Consultant & Council Management: Coordinate with external consultants, authorities, and internal teams to ensure smooth project progression.

Construction Liaison: Work closely with the construction management team during the build phase to resolve site queries (RFIs) and maintain design quality and intent.

Mentorship: Provide guidance, mentoring, and technical oversight to junior and intermediate design staff.

Requirements

• Degree in Architecture; Registered Architect status in NSW is highly desirable.

• 5+ years of local Sydney experience, with a proven portfolio of Townhouse / Multi-residential projects.

• In-depth knowledge of NSW planning frameworks, including Housing SEPP, Low and Mid-Rise Housing guidelines, and local LEPs/DCPs.

• Strong understanding of the Design and Building Practitioners (DBP) Act.

• High proficiency in Revit; Enscape experience is preferred.

• Strong project management, communication, stakeholder management, and client-facing skills.

• Bilingual candidates fluent in Chinese and English are preferred.
