One Agency Yarrawonga–Mulwala is seeking an experienced Senior Property Manager to lead day-to-day management of a boutique rental portfolio in Yarrawonga. You will oversee leasing, inspections, maintenance and compliance, while building strong relationships with rental providers, tenants and tradespeople.

We are looking for an experienced Senior Property Manager who brings together exceptional administration, sound judgement and a natural ability to work with people.

About the role:

You will take responsibility for the day-to-day management of a boutique rental portfolio and be a trusted point of contact for rental providers, renters and tradespeople. This is a varied role for someone who enjoys planning, keeping the details under control and building lasting relationships.

Based in Yarrawonga–Mulwala, you will join a local team that values personal service, clear communication and pride in the work we do for our community.

Key responsibilities:

Manage the rental portfolio, including leasing, renewals, inspections, maintenance, preventative maintenance schedules, rent reviews and vacates.

Build strong relationships with rental providers and renters through prompt, professional and thoughtful communication.

Keep property records, correspondence, compliance documents and key dates accurate and up to date.

Coordinate repairs, maintenance and preventative maintenance, liaising with tradespeople and keeping clients informed of progress.

Prepare clear recommendations and updates for rental providers, including advice on presentation, leasing and ongoing management.

Work with the wider team to deliver a consistent, welcoming experience across the agency.

Identify practical ways to improve systems, workflows and client service as the portfolio grows.

About you:

Proven experience managing a residential rental portfolio.

Experience preparing rental statements, financial reporting and property related reconciliations.

A sound understanding of trust accounting principles, rental income processing and financial administration.

Exceptional administration skills and close attention to detail.

Confident, warm communication and the ability to build trust with a wide range of people.

Strong time management and the ability to prioritise when the day changes unexpectedly.

A proactive approach to problem solving and sound judgement when handling sensitive matters.

Working knowledge of Victorian and/or NSW residential tenancy requirements and property management processes.

Confidence using property management software and everyday office systems.

Hold a Certificate IV in Real Estate and a demonstrated commitment to ongoing professional development and compliance obligations.
