Job summary

Gulf Civil Pty Ltd in Brisbane is seeking an experienced Project Manager Subdivision to lead subdivision projects from inception to completion. Based in Upper Mount Gravatt, QLD, you will oversee scheduling, budgeting, and coordination with consultants, contractors and regulators to ensure on-time delivery and high-quality outcomes.

The successful candidate will bring 5+ years of subdivision project management experience, strong knowledge of planning regulations, and excellent communication

Qualifications

• 5+ years' experience in project management within construction or civil engineering, subdivision development
• Knowledge of subdivision processes: site planning, earthworks, drainage, utilities
• Understanding of local planning regulations and building codes
• Proficiency in project management software and MS Office
• Full driver’s licence and willingness to conduct site visits
• Tertiary qualification in Civil Engineering or Construction Management
• Professional membership with industry bodies preferred

Responsibilities

• Plan and schedule subdivision projects, including site analysis, design coordination and resource allocation
• Manage project budgets, cost forecasting and financial reporting to ensure profitability
• Coordinate with consultants, contractors, suppliers and regulators to ensure compliance with legislation and standards
• Monitor progress against milestones and implement corrective actions when deviations occur
• Manage site safety protocols and ensure compliance with health and safety regulations
• Liaise with clients and stakeholders to provide regular updates and manage expectations
• Prepare tender documentation, contract management and negotiation with subcontractors and suppliers
• Oversee quality control and ensure all work meets specification requirements
• Manage project documentation, including drawings, permits, certificates and compliance records

Gulf Civil Pty Ltd is seeking an experienced Project Manager Subdivision to join our dynamic team on a full-time basis. This is a strategic position that plays a crucial role in delivering subdivision projects from inception through to completion. Based in Upper Mount Gravatt, QLD, you will oversee all aspects of subdivision project management, ensuring projects are completed on time, within budget and to the highest standards. This role is pivotal in maintaining our reputation for excellence in the construction and project management sector.

Key responsibilities

• Planning and scheduling subdivision projects, including site analysis, design coordination and resource allocation
• Managing project budgets, cost forecasting and financial reporting to ensure projects remain profitable and within approved expenditure
• Coordinating with consultants, contractors, suppliers and regulatory authorities to ensure compliance with all relevant legislation and standards
• Monitoring project progress against milestones and implementing corrective actions when deviations occur
• Managing site safety protocols and ensuring all work complies with health and safety regulations
• Liaising with clients and stakeholders to provide regular updates and manage expectations throughout the project lifecycle
• Preparing tender documentation, contract management and negotiation with subcontractors and suppliers
• Overseeing quality control and ensuring all work meets specification requirements
• Managing project documentation, including drawings, permits, certificates and compliance records

What we're looking for

• Minimum 5+ years' experience in project management within the construction or civil engineering sector, with specific experience in subdivision development
• Demonstrated knowledge of subdivision processes, including site planning, earthworks, drainage, utilities and infrastructure delivery
• Strong understanding of local planning regulations, building codes and environmental compliance requirements
• Proficiency in project management software and Microsoft Office applications
• Excellent organisational and time management skills with the ability to manage multiple projects simultaneously
• Strong communication and interpersonal skills with the ability to liaise effectively with diverse stakeholders
• Problem-solving ability and sound decision-making capabilities under pressure
• Full driver's licence and willingness to conduct regular site visits
• Tertiary qualification in Civil Engineering, Construction Management or related field is highly desirable
• Professional membership with relevant industry bodies (such as AIPM or Engineers Australia) is preferred
