Job summary

The PICA Group is seeking an experienced Owners Corporation Manager for our BCS Melbourne branch to take ownership of a defined portfolio of Tier 2–4 Owners Corporations. You’ll guide governance, finances, maintenance and building matters with autonomy and in-branch support, delivering clear guidance to committees and stakeholders.

You’ll build trusted relationships, chair meetings where allowed, coordinate budgets and capital works, and ensure compliance under the Owners Corporations Act.

Qualifications

• Proven experience independently managing a strata or Owners Corporation portfolio.
• Strong knowledge of the Victorian Owners Corporations Act and relevant governance requirements.
• Experience across Tier 2–4 Owners Corporations with exposure to larger or more complex developments.
• Stakeholder management, meeting facilitation, negotiation and conflict resolution skills.
• Sound financial management, including budgeting, arrears management and financial reporting.
• Proactive, organised and solutions-focused, with proficiency in Microsoft Office and strata systems.

Responsibilities

• Take ownership of a structured Owners Corporation portfolio, managing operations, governance and client relationships end to end.
• Build trusted relationships with committees, owners, contractors and stakeholders, providing practical advice under the Owners Corporations Act and relevant legislation.
• Prepare for and facilitate AGMs and committee meetings, chairing general meetings where authorised.
• Oversee maintenance, building defects and capital works, coordinating contractors and monitoring performance, costs and compliance.
• Manage budgets, levies, arrears and financial reporting, helping committees understand financial decisions and their implications.
• Resolve disputes, negotiate practical outcomes and manage competing priorities while maintaining accurate records and organised workflows.
