Job summary

Jones Lang LaSalle Incorporated is seeking an on-site Operations Manager for a busy retail asset in Sale, VIC. You will oversee daily operations, budgets, compliance, and vendor relationships while ensuring safety and service excellence.

This is a part-time role (3 days/week) reporting to the Centre Manager and collaborating with multiple stakeholders. You will bring 3–5 years of facilities or property management experience, strong OH&S knowledge, and a background in building systems to support

Qualifications

  • Bachelor’s degree in facilities management, building, business or related field.
  • 3–5 years of experience in facilities/property management or related discipline.
  • Knowledge of OH&S requirements and safety program implementation.
  • Contractor management experience across multiple vendors.
  • Understanding of building systems and service delivery.
  • Ability to interpret commercial contracts and ensure client interests.
  • Experience managing operational budgets and forecasting.
  • Track record of process improvements and operational efficiencies.
  • Strong presentation and written communication skills.

Responsibilities

  • Lead risk and compliance programs including audits and incident reporting.
  • Oversee contractor performance and vendor relationships ensuring safety and compliance.
  • Manage procurement processes and optimize value across vendor engagements.
  • Monitor and manage operational budgets to meet financial targets.
  • Be the primary on-site contact for retailers and facilities matters.
  • Coordinate planned and reactive maintenance programs for asset reliability.
  • Ensure compliance with Building Code of Australia, Australian Standards and safety laws.
  • Prepare monthly reports on incidents, budgets and compliance.
  • Manage minor works projects from inception to completion.

What this opportunity involves:

As an Operations Manager within JLL's Property & Asset Management team, you'll be the heartbeat of daily operations for a dynamic retail asset, serving as the primary on‑site contact for clients, retailers, and key stakeholders. This role combines strategic oversight with hands‑on operational excellence, where you'll manage budgets, lead maintenance programs, oversee contractor relationships, and ensure the highest standards of risk and compliance management. Working closely with the Centre Manager, you'll balance the competing demands of multiple stakeholders while maintaining an unwavering focus on safety, service delivery, and operational efficiency. This is a part‑time position working 3 days per week.

An overview of the role:
  • Lead comprehensive risk and compliance programs, including regular audits, incident reporting procedures, and adherence to OH&S, environmental, and risk management policies across the asset.
  • Manage contractor performance and vendor relationships, ensuring all service providers operate within safe working methods, house rules, and deliver services on time and within budget.
  • Oversee procurement processes in alignment with client guidelines and JLL best practices, ensuring value optimization across all vendor engagements.
  • Monitor and actively manage operational budgets to meet or exceed financial targets, tracking expenditure and identifying cost‑saving opportunities.
  • Serve as the primary on‑site point of contact for retailers and facilities matters, building strong stakeholder relationships and addressing concerns proactively.
  • Coordinate planned and preventative maintenance programs alongside reactive maintenance regimes, ensuring asset reliability and minimizing operational disruptions.
  • Ensure full compliance with Building Code of Australia, Australian Standards, Disability Discrimination Act, and all relevant health and safety legislation.
  • Prepare comprehensive monthly reports covering incident summaries, budget status, capital expenditure tracking, contract expiry profiles, and compliance regime updates.
  • Manage minor works projects from inception through completion, coordinating with project teams and ensuring delivery aligns with client expectations.

  • Bachelor's degree in facilities management, building, business, or related field with 3–5 years of experience in facilities management, property management, hospitality, or a related discipline.
  • Demonstrated experience working in retail property assets or retailer environments, with an understanding of the unique operational dynamics of retail spaces.
  • Strong knowledge of local occupational health and safety requirements, including practical experience implementing safety programs and maintaining compliance.
  • Proven contractor management experience with the ability to oversee multiple vendors, manage performance, and ensure adherence to contractual obligations.
  • Understanding of technical building systems including CRAC, chiller systems, fire protection, mechanical and electrical systems, and BMS platforms.
  • Demonstrated capacity to interpret and manage commercial contracts, ensuring compliance and protecting client interests.
  • Experience managing operational budgets, including forecasting, tracking expenditure, and delivering financial performance objectives.
  • Track record of implementing process improvements and operational efficiencies within property management or
  • Strong presentation skills with excellent written and verbal communication abilities, coupled with a customer service‑oriented attitude and collaborative mindset.
  • Ability to deliver operational outcomes in a part‑time capacity (3 days per week) while maintaining consistent communication and handovers.
