Job summary

Capstone Recruitment is assisting a specialist real estate investment manager in Sydney with about $400m AUM. The role sits at Investment Manager level, split across origination and asset management, with a path to lead a small team and participate in carried interest.

You will source opportunities, model and structure deals, while overseeing existing assets and reporting to institutional investors. This is a high-visibility role on a lean platform backed by strong capital partners.

Qualifications

• 5–10 years in real estate investment, private equity, funds management, or investment banking
• Experience originating and executing transactions with a market-facing focus
• Strong financial modelling, structuring and commercial skills
• Experience working with or reporting to institutional investors
• Experience leading or mentoring junior team members
• Strong network and sound judgement in a small, entrepreneurial team
• Tertiary qualifications in finance, commerce, property or related field; CFA well regarded

Responsibilities

• Source, screen and originate new investment opportunities in value-add, opportunistic and development sectors
• Lead underwriting, financial modelling, due diligence and deal structuring
• Prepare investment committee papers and engage with institutional capital partners
• Oversee portfolio governance, reporting and investor communications
• Drive asset-level strategy including capital decisions, refinancing and exits

Sydney | Base + Bonus + Carry

The opportunity

My client is a specialist real estate investment manager with about $400m in funds under management. It invests alongside development partners on behalf of a strong institutional investor base, which includes domestic institutions and large offshore pension funds.

The next phase of growth will lean towards value-add and opportunistic returns. The focus will be emerging sectors, and the firm will take on development risk where it makes sense. The business is now appointing an experienced investment professional at Investment Manager level to help shape and deliver that pipeline.

This is a rare chance to join a lean, institutionally backed platform at an inflection point. You will have real influence over deal flow, portfolio outcomes and team development, and the carry means you share in the upside you help create.

The group has track record and equity to deploy.

The role

The role is split roughly evenly between two areas:

Origination (about 50%)

• Source, screen and originate new investment opportunities, with a focus on value-add, opportunistic and development strategies in emerging real estate sectors
• Build and use relationships with developers, operating partners, agents and advisors
• Lead underwriting, financial modelling, due diligence and deal structuring
• Prepare and present investment committee papers, and support engagement with institutional capital partners

Leadership and asset management (about 50%)

• Lead and mentor a team of one Analyst and one Associate, setting direction and raising technical standards
• Oversee the existing portfolio, including partnerships, business plan delivery and performance against underwrite
• Manage partner relationships, governance, reporting and investor communications
• Drive asset-level strategy, including capital decisions, refinancing and exit planning

About you

• 5–10 years of experience in real estate investment, private equity, funds management, investment banking e
• Experiece in facing the market, originating and executing transactions
• Strong financial modelling, structuring and commercial skills
• Experience working with, or reporting to, institutional investors (desirable)
• Experience leading or mentoring junior team members, or the drive to step into that role now
• A strong network, sound judgement, and comfort working in a small, entrepreneurial team where you are close to decisions
• Tertiary qualifications in finance, commerce, property or a related field. A CFA or postgraduate qualification is well regarded
