Job summary

Randstad is partnering with a premier builder to appoint a Finishes Foreman for a $36M boutique luxury apartment development in Manly, Sydney. You will oversee internal and external finishes across 5 storeys, driving quality and schedule to luxury standards.

With 3+ years in finishes supervision of high-end residential or luxury projects, you will lead joinery, stone, tiling and services coordination while ensuring safe site practices and on-time delivery.

Qualifications

• 3+ years experience as a Finishes Foreman delivering high-end luxury residential, multi-residential, or high-spec commercial builds in Sydney.
• Strong eye for architectural detail, custom joinery, stone, and luxury fixtures.
• Proven ability to manage subcontractors and resolve trade clashes proactively.
• Experience coordinating joinery, stone, tiling, glazing, services, and landscaping is valued.

Responsibilities

• Finishes Management: Drive internal and external architectural finishes, ensuring flawless execution to luxury design standards.
• Subcontractor Coordination: Manage trade packages (joinery, stone masonry, tiling, glazing, services, and landscaping) to maintain quality and program timelines.
• Quality Assurance: Conduct detailed inspections, manage defect tracking, and lead final commissioning and handover procedures.
• Site Operations: Work closely with the Site Manager and Project Manager to clear trade interface issues and keep the daily program moving seamlessly.
• Safety & Compliance: Maintain top-tier site safety, environmental controls, and site housekeeping protocols.

About the Opportunity

Our client, a premier builder known for delivering high-end coastal developments, is looking for an experienced Finishes Foreman to oversee the detailed internal and external completion of a $36M boutique luxury apartment project in Manly.

Designed by award-winning architects this 5-storey development features 24 high-spec residences, premium custom finishes, landscaped communal spaces, and a tanked basement system.

Key Responsibilities

• Finishes Management: Drive internal and external architectural finishes, ensuring flawless execution to luxury design standards.
• Subcontractor Coordination: Manage trade packages (joinery, stone masonry, tiling, glazing, services, and landscaping) to maintain quality and program timelines.
• Quality Assurance: Conduct detailed inspections, manage defect tracking, and lead final commissioning and handover procedures.
• Site Operations: Work closely with the Site Manager and Project Manager to clear trade interface issues and keep the daily program moving seamlessly.
• Safety & Compliance: Maintain top-tier site safety, environmental controls, and site house-keeping protocols.

What We're Looking For

• Proven Experience: Minimum 3+ years as a Finishes Foreman delivering high-end luxury residential, multi-residential, or high-spec commercial builds in Sydney.
• Eye for Detail: High standards for architectural detail, custom joinery, stone, and luxury fixtures.
• Trade Background: Trade qualification in Carpentry, Joinery, or Building (highly regarded).
• Leadership: Strong subbie management skills with a proactive approach to solving trade clashes before they impact the schedule.
