Responsibilities

• Ensure building services and regulatory obligations are maintained.
• Coordinate inspections, defect management and service delivery reviews.
• Monitor energy, water and waste performance and pursue efficiency improvements.
• Support emergency response activities and act as an operational contact during incidents.
• Maintain accurate operational records, compliance reporting and asset information.
• Contribute to lifecycle planning, maintenance strategies and improvement initiatives.
• Build relationships with tenants, contractors, consultants and internal stakeholders.

A leading integrated property group with a strong track record across development, investment and asset management is seeking an experienced Operations Manager to join its team overseeing the delivery of operational services across a small portfolio of retail assets around Canberra.

This role will suit someone ideally based in Goulburn and happy travelling around the Canberra area.

This is an opportunity for a hands-on operations professional to play a key role in ensuring the asset remains safe, compliant, well-maintained and presented to the highest standard. Working closely with internal teams, contractors, tenants and external stakeholders, you will be responsible for driving operational excellence and delivering positive outcomes across building services, compliance, sustainability and customer experience.

The Opportunity

Reporting to the Centre Manager, you will lead the day-to-day operations function, managing service providers, maintenance activities, compliance requirements and improvement initiatives. You will bring a proactive approach to asset operations, with the ability to balance strategic planning with practical execution.

Key Responsibilities

• Lead the operational delivery of the asset, including maintenance, compliance, safety, sustainability and capital works initiatives.
• Manage operational budgets, including operational expenditure, repairs and maintenance programs, and capital planning.
• Oversee contractors and service partners to ensure performance, quality, safety and compliance standards are consistently achieved.
• Ensure all building services, essential services and regulatory obligations are maintained in accordance with relevant legislation, standards and requirements.
• Coordinate contractor inspections, defect management and service delivery reviews.
• Monitor energy, water and waste performance, identifying opportunities to improve sustainability and operational efficiency.
• Support emergency response activities and act as a key operational contact during incidents.
• Maintain accurate operational records, compliance reporting and asset information.
• Develop and contribute to lifecycle planning, maintenance strategies and improvement initiatives.
• Build strong relationships with tenants, contractors, consultants, suppliers and internal stakeholders.

You are an experienced facilities operations professional with experience in retail asset management, building services and contractor management. You will be organised, solutions-focused and confident managing competing priorities in a fast-paced environment.
