Job summary

Sharon AI, Inc. is expanding its AI infrastructure portfolio in Australia and seeks a Development Director focused on new sites.

You will secure strategic development opportunities, drive feasibility, and lead complex negotiations across land, planning, and utilities to support rapid growth. The role requires a degree in property/engineering/planning or similar and a proven track record in infrastructure development, with a strong network across property, government and energy sectors.

Qualifications

• Bachelor’s degree in property, engineering, town planning, commerce, project management or related discipline.
• Proven track record of originating, securing and progressing complex infrastructure, property, energy or industrial development projects.
• Strong expertise in land acquisition, Australian planning frameworks, development approvals, feasibility analysis and commercial negotiations.
• An established ability to build trusted relationships across property, government, utilities and infrastructure networks, with data centre or energy infrastructure experience highly regarded.
• An entrepreneurial, commercially astute mindset, with leadership and organisational skills to manage multiple opportunities in a high-growth environment.

Responsibilities

• Identify, assess and secure high-potential sites for large-scale AI infrastructure, leading site origination, landowner engagement and commercial negotiations.
• Drive development feasibility across land, planning, power, water, telecommunications and supporting infrastructure, coordinating due diligence and approval pathways.
• Build influential relationships with landowners, government agencies, councils, utilities and infrastructure partners to unlock new development opportunities.
• Develop business cases, acquisition strategies and investment recommendations, managing project risks, budgets and timelines across a growing pipeline.
• Partner with executive leadership and energy specialists to assess strategic opportunities, support investment decisions and accelerate infrastructure growth.
