Qualifications

  • Degree in Finance, Accounting, Commerce or related discipline.
  • CA/CPA qualification or progress toward completion.
  • 5+ years in commercial finance, FP&A or business partnering.
  • Experience supporting retail, property or multi-site environments.
  • Proven ability to build robust investment models and business cases.
  • Advanced Excel with modelling and large-data analysis.
  • Budgeting, forecasting and financial performance analysis.
  • Experience with Power BI or similar tool.
  • Experience with SAP/TM1/ERP systems is a plus.
  • Proactive, accountable and continuous-improvement mindset.

Responsibilities

  • Partner with Property and Operations leaders to provide financial analysis and decision support.
  • Prepare commercial investment cases and financial models for renewals, relocations and new sites.
  • Monitor portfolio performance and capex pipeline; report opportunities and risks.
  • Support budgeting, forecasting and reporting across capex and occupancy costs.
  • Provide management reporting and executive commentary for portfolio decisions.
  • Contribute to continuous-improvement initiatives and ad hoc analyses.

Are you a commercially minded Finance Analyst looking for a role where your analysis directly influences investment decisions, portfolio performance and operational profitability?

This is an opportunity to join a well-established national, multi-site organisation in a high-impact Commercial Finance role. Working closely with Property, Operations and senior business leaders, you will provide the analysis, insights and financial discipline that support strategic decision-making across a large and evolving property portfolio.

About the Role

Reporting to the Commercial Finance Manager – Operations, you will act as a trusted business partner to Property and Operations stakeholders. You will support the financial evaluation of lease renewals, relocations, exits and new‑site opportunities, while providing insight into performance, capital investment, forecasting and portfolio strategy.

You will combine strong modelling capability with a proactive, commercially curious approach, translating complex financial and operational data into clear recommendations for senior stakeholders.

Your responsibilities will include:

  • Partnering with Property and Operations leaders to provide commercial advice, financial analysis and decision support
  • Building trusted relationships across Finance, Property, Operations and corporate support functions
  • Preparing commercial investment cases and financial models for renewals, relocations, exits, new sites and other investment opportunities
  • Supporting proactive portfolio management, including lease-option decisions, renewals, exits and future-location opportunities
  • Monitoring portfolio performance and providing clear insight into opportunities, risks and investment priorities
  • Managing visibility of the new-site and capital-investment pipeline, including forward commitments and future funding requirements
  • Completing post-investment reviews to assess commercial outcomes, benefits realisation and lessons for future projects
  • Supporting ownership of the capital expenditure portfolio and associated Right-of-Use assets
  • Preparing capex budgets, forecasts, reporting and investment-approval submissions
  • Monitoring actual spend against approved capital budgets and recommending reprioritisation where required
  • Reviewing monthly profit-and-loss performance and analysing key cost drivers, including inventory, remuneration and occupancy costs
  • Supporting budgeting and forecasting across capital expenditure, occupancy costs and new‑site activity
  • Preparing operational incentive calculations and supporting review and sign‑off processes
  • Ensuring lease-accounting data aligns with operational systems and reporting requirements
  • Analysing commercial trends, risks and performance drivers to identify opportunities to improve profitability
  • Producing clear management reporting, financial insights and executive-ready commentary
  • Contributing to continuous‑improvement initiatives, ad hoc analysis and commercial projects as required
About You
  • A degree in Finance, Accounting, Commerce or a related discipline
  • CA or CPA qualification, or equivalent progress toward completion
  • At least five years’ experience in commercial finance, FP&A, business partnering or a related analytical finance role
  • Experience supporting a retail, property, multi‑site, operational or project‑based environment
  • Demonstrated experience preparing robust business cases, investment models and commercial analysis
  • Advanced Excel capability, including financial modelling, scenario analysis and large‑data‑set analysis
  • Strong budgeting, forecasting, management‑reporting and financial‑performance analysis experience
  • Experience with Power BI or a similar reporting and visualisation tool
  • Experience with SAP, TM1, ERP, lease-accounting or other enterprise systems will be highly regarded
  • A proactive, accountable and continuous‑improvement mindset
