Job summary

JLL Australia is seeking an experienced Property Manager to oversee commercial portfolios in Sydney. You will manage accruals, preparation of budgets, and client reporting, with a focus on lease administration and tenant relations.

The role requires at least 3 years in commercial property, strong financial acumen, and the ability to coordinate with external agents. You\'ll contribute to KPI delivery and maintain compliance with relevant legislation.

Qualifications

• 3+ years of experience in commercial property with good financial acumen.
• Friendly, timely and effective client service for tenants and contractors.
• Thorough knowledge of property functions including accrual accounting.

Responsibilities

• Prepare income and expenditure budgets and outgoings reconciliations using standard JLL spreadsheet packages.

What this opportunity involves:

• Obtain thorough knowledge of the Property Management Agency Agreement and ensure requirements the MAA are carried out
• Prepare income and expenditure budgets and outgoings reconciliations using standard JLL spreadsheet packages
• Negotiation of leases, lease renewals and rent reviews, including co-ordination and reporting of external leasing agents
• Compile regular reports pertaining to property, providing information to clients as required including a monthly report to the client covering financial, building and lease management issues.
• Show experience in Commercial and Retail Lease requirements and fundamental Lease principals together with the legislation that governs these sectors.
• To maintain the legal and financial aspects of the portfolio on a property management system including production of arrears reports and tenancy schedules
• Tenant liaison and provide through customer service
• Management of accrual book-keeping and processing of expenditure in accordance with budgets and Owner's instruction
• Inspect and report on the condition of the property and arrange any necessary related works
• Tenant liaison – handling queries, complaints and needs of tenants. Compilation of tenant information and retention plans
• Authorising of accounts and invoices online for payment
• Control of security arrangements and evacuation procedures
• Receive statutory assessments and submit objections as directed by clients
• Other duties, as directed
• Matrix or directly manage site Operations Manager and ensure KPI's are met for both
