Job summary

Mosaic Property Group is seeking an Assistant Caretaker to manage day-to-day care and presentation of luxury residential developments in Brisbane (Northern portfolio). You’ll maintain common areas and ensure facilities function smoothly, helping residents enjoy a high-standard living environment.

You’ll be part of a collaborative team with experienced leaders, performing routine maintenance, keeping records, and coordinating with external contractors to deliver safe, clean, and welcoming spaces

Qualifications

• Takes pride in high standards of property presentation.
• Hands-on and proactive with a can-do attitude.
• Willingness to travel between Brisbane sites.
• Experience in caretaking, facilities maintenance, or similar roles is advantageous.
• Strong organization and record-keeping abilities.
• Good communication with residents and contractors.

Responsibilities

• Oversee presentation, maintenance and upkeep of building facilities and common areas.
• Carry out routine maintenance and minor repairs; escalate complex issues.

As an Assistant Caretaker, you’ll be responsible for the day-to-day care and presentation of our luxury residential developments within Brisbane (Northern portfolio). From maintaining pristine common areas to ensuring everything works seamlessly behind the scenes, your role is essential in maintaining the building to the highest standard and creating a place that residents are proud to call home.

You’ll be part of a team that values collaboration and supports one another, with experienced leaders and office support behind you every step of the way.

Key responsibilities will include:

• Oversee the presentation, maintenance and day-to-day upkeep of building facilities, including common areas, resident amenities and outdoor spaces.
• Conduct routine maintenance and minor repairs, proactively identifying potential issues and escalating more complex maintenance requirements where necessary.
• Maintain accurate and up-to-date records, including maintenance logs, contractor activities and compliance documentation.
• Care for outdoor areas to ensure they remain attractive, well-maintained and welcoming. A green thumb is highly regarded.
• Take ownership of cleaning and maintaining communal spaces, ensuring they consistently reflect our high standards of presentation and resident experience.
• Build positive relationships with residents by providing friendly, professional assistance and responding to queries in a timely manner.
• Coordinate and liaise with external contractors, ensuring services are delivered safely, efficiently and to the required standard.
• Conduct regular inspections of the property to identify maintenance, safety or presentation issues and ensure prompt resolution.
• Support the delivery of a safe, clean and well-maintained living environment that enhances the resident experience.

ABOUT YOU

• Takes pride in maintaining high standards and presenting properties at their very best.
• Be hands‑on, proactive and comfortable rolling up your sleeves to tackle a variety of tasks each day.
• Be willing to travel between our sites based on the Gold Coast.
• Previous experience in caretaking, facilities maintenance, property services, groundskeeping, cleaning, trade services or a similar role is advantageous.
• Be highly organised, with the ability to manage competing priorities and maintain accurate records.
• Demonstrate excellent communication and interpersonal skills, with a friendly and professional approach to resident and contractor interactions.
• Proficient in using technology and applications for reporting, scheduling, and operational efficiency (Experience with MYBOS is advantageous).
• Have an appreciation for gardens and outdoor spaces, with basic gardening or landscaping experience advantageous.
