Job summary

Jones Lang LaSalle Incorporated is seeking an AMS analyst to support asset management and financial analysis for the Asia Pacific portfolio. Qualifications

• Approximately 1-3 years in real estate, investment management or related fields.
• Strong Excel skills with cash flows, returns and sensitivity analysis.

Responsibilities

• Support asset business plans, budgets, forecasts and cash flow models.
• Monitor performance against plans; explain variances.
• Assist with leasing analysis, capex assessment, valuations and hold/sell decisions.
• Coordinate with property managers, valuers and external consultants.
• Prepare monthly, quarterly and ad hoc reporting for stakeholders.
• Maintain asset data, monitoring tools and risk registers.
• Support acquisitions, disposals and financing with market research and due diligence.
• Contribute to sustainability and monitor environmental performance.
• Collaborate across functions within JLL under OneJLL.

Reports to: Senior Director, Asset Management Services, Australia & New Zealand

Location: On-site –Sydney, NSW

Purpose: Support the active management and analysis of JLL's Asset Management Services (AMS) portfolio in Asia Pacific. Working closely with the Senior Director and external advisers, contribute to asset strategy, financial analysis, reporting, transactions and the delivery of business plans across the AMS platform.

Key Deliverables

• Support the preparation and ongoing review of asset business plans, annual budgets, forecasts and cash flow models.
• Monitor operating and financial performance against business plans, budgets and investment objectives; investigate and explain variances.
• Assist with leasing analysis, capital expenditure assessment, valuation reviews and hold/sell recommendations.
• Coordinate information from property managers, leasing agents, valuers, project managers and other external consultants.
• Prepare clear monthly, quarterly and ad hoc reporting, including investment committee and stakeholder presentation materials.
• Maintain asset-level data, investment monitoring tools, key dates, obligations and risk registers.
• Support acquisitions, disposals and financing activity through market research, underwriting, due diligence and transaction execution.
• Contribute to sustainability initiatives and the monitoring of environmental and operational performance.
• Build productive relationships with internal stakeholders, service providers and market participants while maintaining appropriate confidentiality and professional standards.
• Escalate risks, issues and variances to the Senior Director, with clear analysis and recommendations.
• Contribute to AMS' global best practice from an analyst/delivery perspective.
• Collaborate with and support colleagues in other functions within JLL under our OneJLL approach.

Experience & Qualifications

• Approximately 1-3 years of relevant experience in real estate, investment management, valuation, property advisory, finance, development or a related field; Tertiary qualification in property, finance, commerce, economics, accounting or a related discipline; exposure to commercial real estate and financial modelling preferred.
• Strong Excel skills and confidence working with cash flows, returns, sensitivities and performance analysis; clear written communication and the ability to produce accurate, concise reports and presentations; familiarity with property valuation concepts.
• Analytical, curious and commercially minded; highly organised with strong attention to detail and ownership of deadlines; collaborative and comfortable working in a small, hands-on team; professional judgement, integrity and a commitment to risk-aware decision-making.
