Maintenance & Grounds Manager – Residential Aged Care

We are seeking an experienced Maintenance & Grounds Manager to lead a small Maintenance team at Warrina Vales. Key Responsibilities

  • Foster a collaborative, safety-conscious, and service-driven team culture.
  • Provide clear direction, coaching, and performance feedback.
  • Support recruitment, onboarding, and professional development.
  • Lead by example through hands-on mentoring.
  • 2. Property and Grounds Maintenance
  • Coordinate preventative and reactive maintenance activities.
  • Maintain high standards of cleanliness, safety, and presentation across landscaped areas.
  • Manage tools, equipment, and maintenance systems.
  • Oversee contractor relationships and asset registers.
  • 3. Safety, Compliance and Operational Excellence
  • Champion WHS practices across the team.
  • Ensure compliance with fire safety, electrical, plumbing, asbestos, and water testing.
  • Contribute to maintenance planning, budgeting, and reporting.
  • Support contractor selection and tender processes as required.
  • 4. Customer Service
  • Build strong relationships with residents, staff, and contractors.
  • Respond to maintenance requests with professionalism and empathy.
  • Provide safety inductions and support for new team members and contractors.

About You

We are looking for a leader who inspires and uplifts your team while maintaining a strong operational focus.

  • Minimum of 5 years’ experience leading maintenance, property or grounds teams.
  • Trade qualification or practical experience in property/grounds maintenance.
  • Strong knowledge of WHS and regulatory compliance.
  • Excellent communication and organisational skills.
  • Confident with technology, including Microsoft Office and maintenance systems.
  • Empathetic, professional, and respectful—especially in interactions with older people.
  • Satisfactory police clearance (or willingness to obtain).
  • Previous experience in Aged Care, Health or Community Services.
  • Skills in horticulture, irrigation, landscaping, or turf care.
  • Test and Tag certification.
