Are you an experienced property professional looking to step into a senior role managing a substantial industrial portfolio with team leadership responsibilities?

We are seeking a Commercial Property Manager to join our dynamic team based in the southern suburbs of Adelaide. This is an exciting opportunity to take ownership of a well-established portfolio and help lead a small team of junior staff.

About the Role: In this role, you will take primary responsibility for managing approximately 150 industrial properties within a larger portfolio of 270 properties and 540 tenancies. You will work closely with and oversee two junior staff members, assisting in the management of the remaining portfolio.
Your focus will include tenant and landlord communication, lease administration, rent reviews, maintenance coordination, and ensuring compliance across the portfolio.

Key Responsibilities:

• Manage a portfolio of approx. 150 industrial properties
• Oversee and mentor two junior property staff
• Build strong relationships with landlords and tenants
• Coordinate lease renewals, rent reviews, and arrears management
• Organise and oversee repairs, maintenance, and contractor management
• Conduct property inspections and ensure compliance with legal and safety standards
• Assist in budgeting, financial reporting, and preparing client reports
• Support the broader portfolio team as needed

What We’re Looking For:

• Proven experience in commercial property management, preferably with industrial assets
• Strong knowledge of lease documentation and property legislation
• Excellent organisational and time management skills
• Confident communicator with a proactive, problem-solving approach
• Experience managing or mentoring junior staff (desirable)
• Current driver’s licence and reliable vehicle
• Property Management Registration or ability to obtain one
