Job Purpose:
To lead and manage the integrated facilities management operations of the organization. The role involves strategic oversight and day-to-day coordination of both Hard and Soft Services, vendor performance, regulatory compliance, and service excellence. The Senior Manager will ensure optimal use of resources through effective planning, execution and stakeholder collaboration.
Key Responsibilities:
- Act as the primary point of contact for all FM operations, ensuring alignment with organization’s operational policies.
- Develop and implement integrated Hard & Soft Services strategies to ensure high-quality service delivery, asset performance and client satisfaction.
- Develop and maintain effective cross-functional relationships with stakeholders across the organization including Project, Operations, HSEQ, Administration and other functional teams, ensuring seamless coordination and alignment with the organization’s strategic goals and ESG.
- Oversee preventive, corrective, and predictive maintenance programs for MEP systems, HVAC, civil works, and critical assets to maintain operational efficiency, in accordance with international standards, codes, and best practices.
- Ensure proper lifecycle management of assets, including condition monitoring, audits, and optimization of service life.
- Manage facility upgrades, technical fitouts, energy optimization initiatives, and capital improvement projects in coordination with engineering and project teams.
- Supervise all soft service functions including housekeeping, landscaping, pest control, waste management, and security services, ensuring high standards of hygiene, safety, and appearance.
- Oversee effective waste management practices, ensuring segregation, safe disposal and compliance with municipal and environmental guidelines.
- Conduct regular service quality inspections and audits for soft services, identify and address deficiencies, and drive continuous improvement initiatives, in line with SFG20 standards.
- Act as the key liaison between customers and Community management for facilitating coordination, reporting and performance tracking in line with governance policies.
- Coordinate with vendors, contractors and internal teams to ensure SLA compliance and resolution of escalated issues.
Desired Experience:
- Bachelor’s degree in Facility Management, Engineering, or a related field.
- Minimum 10 years in integrated Facilities Management, with at least 2 years in a senior managerial role.
- Proven experience in managing Hard and Soft FM services in large residential, commercial and mixed-use developments.
- Familiarity with UAE regulatory requirements and best practices in the FM sector
- In-depth technical knowledge of MEP systems, HVAC, lighting controls, plumbing, BMS, cleaning, security, landscaping and vendor service delivery.
- Proficient in planning, implementing and monitoring PPM schedules to ensure asset reliability and minimize downtime.
- Capable of leading diverse teams, mentoring staff and driving high-performance culture.
- Ability to align FM operations with organizational goals, anticipate risks and plan proactively.
- Builds effective relationships with internal departments, clients and external authorities.
