Job Description
Job Objective:
To lead and manage the integrated facilities management operations of the organization. The
role involves strategic oversight and day-to-day coordination of both Hard and Soft Services,
vendor performance, regulatory compliance, and service excellence. The Senior Manager will
ensure optimal use of resources through effective planning, execution and stakeholder
collaboration. As a key leadership role, the incumbent will drive operational excellence,
customer satisfaction and team engagement using CAFM and other enterprise systems.
Key Responsibilities:
1. Act as the primary point of contact for all FM operations, ensuring alignment with
organization’s operational policies.
2. Develop and implement integrated Hard & Soft Services strategies to ensure high-quality
service delivery, asset performance and client satisfaction.
3. Develop and maintain effective cross-functional relationships with stakeholders across the
organization including Project, Operations, HSEQ, Administration and other functional
teams, ensuring seamless coordination and alignment with the organization’s strategic
goals and ESG.
4. Oversee preventive, corrective, and predictive maintenance programs for MEP systems,
HVAC, civil works, and critical assets to maintain operational efficiency, in accordance with
international standards, codes, and best practices.
5. Ensure proper lifecycle management of assets, including condition monitoring, audits, and
optimization of service life.
6. Manage facility upgrades, technical fitouts, energy optimization initiatives, and capital
improvement projects in coordination with engineering and project teams.
7. Supervise all soft service functions including housekeeping, landscaping, pest control,
waste management, and security services, ensuring high standards of hygiene, safety, and
appearance.
8. Oversee effective waste management practices, ensuring segregation, safe disposal and
compliance with municipal and environmental guidelines.
9. Conduct regular service quality inspections and audits for soft services, identify and
address deficiencies, and drive continuous improvement initiatives, in line with SFG20
standards.
10. Act as the key liaison between customers and Community management for facilitating
coordination, reporting and performance tracking in line with governance policies.
11. Coordinate with vendors, contractors and internal teams to ensure SLA compliance and
resolution of escalated issues.
12. Build and maintain relationships with regulatory authorities, consultants and end-users to
address FM-related requirements.
13. Ensure 100% compliance with HSE regulations and standards in both Hard and Soft
Services. Lead incident reporting, audits and mitigation plans. Ensure all procurement transactions and supplier engagements are aligned with governance frameworks and
approved workflows.
14 Promote a culture of safety, sustainability, and compliance by conducting training and awareness campaigns for staff and service providers.
15 . Utilize CAFM systems to track maintenance schedules, manage service requests, analyse performance and generate operational dashboards.
16 . Ensure data accuracy and integrity within the CAFM platform and support digital transformation initiatives related to facilities management.
17 . Prepare comprehensive monthly, quarterly and ad-hoc reports on facility performance, cost efficiency, asset condition and compliance for senior leadership review.
18 . Review and recommend improvements in FM policies, SOPs, and operational guidelines to enhance service delivery and operational excellence.
19 . Support contract administration, procurement planning, and cost control in coordination with finance/procurement teams.
20 . Fulfil any additional responsibilities assigned by the line manager and participate in management reviews and planning meetings.
21 . Define clear roles and responsibilities, conduct regular performance evaluations, and identify training needs for continuous staff development.
22 . Lead, mentor and develop a multidisciplinary FM team to foster high performance, collaboration, and service orientation.
23 . Drive sustainability initiatives within facility operations, promoting green practices such as recycling programs, eco-friendly consumables and sustainable procurement.
24 . Monitor and implement energy management strategies, including energy audits, consumption tracking & optimization of HVAC & lighting systems to reduce carbon footprint & operational costs.
*Ensure compliance with the company’s policies, rules and procedures related to Health, Safety and Environmental Management.
Desired Candidate Profile
Requisite Qualifications:
• Bachelor’s degree in Facility Management, Engineering, or a related field.
• Master’s degree in Facilities or Business administration is preferred.
• BICS certification is preferred but not mandatory.
Experience Requirement:
• Minimum 10 years in integrated Facilities Management, with at least 2 years in a senior
managerial role.
• Proven experience in managing Hard and Soft FM services in large residential, commercial
and mixed-use developments.
• Familiarity with UAE regulatory requirements and best practices in the FM sector.
Skill Sets:
1 . In-depth technical knowledge of MEP systems, HVAC, lighting controls, plumbing, BMS, cleaning, security, landscaping and vendor service delivery.
2 . Proficient in planning, implementing and monitoring PPM schedules to ensure asset reliability and minimize downtime.
3 . Skilled in using CAFM platforms for scheduling, asset tracking, performance monitoring
4 . Ability to manage SLAs, evaluate vendor performance and negotiate service agreements effectively.
5 . Skilled in forecasting, resource allocation and maintaining cost efficiency across FM operations.
6 . Strong understanding of UAE HSEQ standards, risk assessments and regulatory compliance.
1 . Capable of leading diverse teams, mentoring staff and driving high-performance culture.
2 . Ability to align FM operations with organizational goals, anticipate risks and plan proactively.
3 . Builds effective relationships with internal departments, clients and external authorities.
4 . Excellent communication and interpersonal skills to influence, coordinate and align cross-functional teams.
