Responsibilities

• Establish baseline project budgets from tender, contracts, and WBS/CBS.
• Monitor site costs versus budgets and identify variances early.
• Perform monthly CPI/SPI analyses and generate EAC/ETC reports.
• Prepare monthly cash flow forecasts and reconcile site expenditures with finance.
• Evaluate financial impact of change orders and subcontractor claims.
• Audit subcontractor/payments and supplier invoices prior to approvals.
• Produce monthly CVRs, financial progress reports, and risk dashboards.

Job description

We are seeking a precise and analytical Senior Cost Controller to manage project budgets, financial tracking, and cost risk analysis across our construction project portfolio. In this role, you will establish budget baselines, monitor live project expenses against forecasts, implement rigorous cost-control procedures, and provide executive management with accurate, data-driven financial reports to protect project profit margins.

Key Responsibilities

• Budget Establishment & Breakdown: Develop and maintain baseline project budgets based on tender calculations, contractual agreements, and Work Breakdown Structures (WBS) / Cost Breakdown Structures (CBS).
• Cost Tracking & Variance Analysis: Continuously monitor site commitments, actual costs, equipment hire, materials usage, and labor expenses against baseline budgets to identify cost variances early.
• Earned Value & Forecasting: Perform monthly Cost Performance Index (CPI) and Schedule Performance Index (SPI) analyses; generate Estimate at Completion (EAC) and Estimate to Complete (ETC) reports.
• Cash Flow Management: Prepare monthly project cash flow forecasts, monitor cash inflow/outflow projections, and reconcile site expenditure with finance teams.
• Change Order & Variation Review: Evaluate the financial impact of scope changes, variation orders, and subcontractor claims alongside Quantity Surveyors and Commercial Managers.
• Subcontractor & Supplier Cost Audits: Audit and review subcontractor interim payment applications, purchase orders, and supplier invoices prior to payment approvals.
• Management Reporting: Produce comprehensive monthly Cost Value Reconciliations (CVR), financial progress reports, and risk exposure dashboards for project leadership.

Education: Bachelor’s degree in Civil Engineering, Construction Management, Quantity Surveying, or Finance/Accounting.

Experience: 7–10+ years of dedicated project cost control experience within civil, commercial building, or large-scale infrastructure construction projects.

Software Proficiency:

• Advanced expertise in MS Excel (financial modeling, pivot tables, complex formulas, macros).
• Strong proficiency in Enterprise Resource Planning systems (SAP, Oracle Primavera Unifier, or PRISM).
• Familiarity with scheduling software (Primavera P6) to align cost profiles with project progress.

Key Competencies:

• Deep understanding of Earned Value Management (EVM) methodology and Cost Breakdown Structures (CBS).
• Strong knowledge of construction financial processes (CVR, invoicing, retention, commitments).
