Job summary

HUMAN-AI-Z Nexus Technology in the United Arab Emirates is seeking a Site Quantity Surveyor to manage cost control, prepare BOQs, cost estimates, and interim payments. You will verify subcontractor work, track variations and claims, and ensure contract compliance.

The ideal candidate has 4+ years UAE experience in civil/construction projects, strong Excel and BIM-related tools proficiency, and the ability to coordinate with multiple stakeholders on site.

Qualifications

• Bachelor’s degree or diploma in Quantity Surveying, Civil Engineering, Construction Management or related discipline.
• Minimum UAE construction experience of 4 years as Site Quantity Surveyor or Quantity Surveyor.
• Strong experience in main-contracting, subcontracting, civil construction, structural steel, or infrastructure projects.
• Sound knowledge of BOQ measurement, billing, variations, claims, contract administration, and cost control.
• Ability to interpret drawings (architectural, structural, civil, MEP).
• Familiarity with FIDIC contracts, method of measurement, UAE standards, and commercial procedures.
• Proficiency in Excel, AutoCAD, PlanSwift, CostX, Bluebeam, Primavera P6, and ERP systems.

Responsibilities

Job description

1. Review project drawings, specifications, contracts, BOQs, tender documents, and scope of work.

2. Prepare accurate quantity take-offs, cost estimates, material quantities, and measurement sheets.

3. Conduct regular site visits and verify completed work against approved drawings and BOQ quantities.

4. Prepare and submit interim payment applications, monthly valuations, progress claims, and final accounts.

5. Measure and certify subcontractor work and verify subcontractor invoices and payment applications.

6. Identify, evaluate, prepare, and submit variations, change orders, additional work claims, and extension-related cost claims.

7. Maintain detailed records of site instructions, approved variations, material usage, work progress, and commercial correspondence.

8. Monitor project budgets, committed costs, actual costs, cash flow, cost-to-complete, and project profitability.

9. Prepare cost reports, budget updates, cost-value reconciliation (CVR), and financial forecasts.

10. Coordinate with project managers, site engineers, planning engineers, procurement teams, consultants, clients, and subcontractors.

11. Verify material delivery notes, purchase orders, subcontract agreements, and work completion records.

12. Assist in the preparation of RFQs, comparative statements, subcontractor packages, and procurement evaluations.

13. Evaluate subcontractor quotations and support commercial negotiations.

14. Prepare rate analysis for civil, structural, architectural, MEP, and steel construction activities.

15. Track material reconciliation, wastage, productivity, and project resource utilization.

16. Identify commercial risks, cost overruns, contractual issues, and potential claims.

17. Ensure all measurements and claims comply with contract conditions, approved drawings, and project specifications.

18. Participate in progress meetings, commercial meetings, site inspections, and client discussions.

19. Maintain variation logs, payment logs, subcontractor registers, claim registers, and commercial trackers.

20. Support contract administration in accordance with FIDIC conditions and UAE construction practices.

21. Assist with project close-out, final measurement, final account settlement, and subcontractor reconciliation.

Desired Candidate Profile

1. Bachelor’s degree or diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.

2. Minimum 4 years of UAE construction experience as a Site Quantity Surveyor or Quantity Surveyor.

3. Strong experience in main-contracting, subcontracting, civil construction, structural steel, or infrastructure projects.

8. Strong numerical, analytical, negotiation, reporting, and communication skills.

9. Ability to work independently at the project site and coordinate with multiple stakeholders.
