Job summary

Aldar Properties PJSC in Abu Dhabi is seeking an experienced Asset Manager to lead the retail strategy across Own Assets and 3rd party assets. You will own detailed P&L for assets, drive rent pricing, tenant mix, and profitability.

You will analyze market trends, manage development and transformation pipelines, and work with the Head of Asset Management to set targets. Strong analytical, negotiation, and stakeholder skills are essential.

Qualifications

• Min of 12+ years of related experience in managing retail asset properties.
• Min of 4+ years in a similar managerial position.
• Experience in retail management (malls and community retail).
• Strong exposure to GCC real estate market.
• Excellent analytical and interpersonal skills.

Responsibilities

• Oversee the implementation of the Retail Management Strategy across assigned retail assets.
• Own detailed P&L statements for assets and consolidate the financials for the combined assets, submitting to the Head of Asset Management and Operations for review.
• Conduct in-depth financial analysis (IRR, ROI, ROE) on underperforming assets or potential acquisition opportunities, supporting go/no-go decisions on asset disposals based on feasibility studies.
• Manage the delivery of Assets in growth pipeline including new development and transformation.
• Analyze market trends to maximize profits, identify emerging asset investment opportunities, and drive the company’s growth initiatives through proactive investment and development opportunities.
• Work closely with Property Management Head to monitor monthly targets for each asset, identifying opportunities for improvement and mitigation actions.
• Provide inputs to the ED of Asset Management in developing cross-retail asset strategies, determining rent pricing, and setting leasing/tenant mix.
• Co-define and monitor asset performance and customer satisfaction KPIs, collaborating with teams such as Retail Leasing to meet the targets.
• Development Mgmt (D’Hold Input/Advisory): Build the pipeline of retail assets based on the business plan; coordinate with AI-DM for timely delivery.
• Acquisition & Integration: Conduct market study for potential acquisitions and coordinate with investment management team for process completion; manage post-acquisition integration.
• Strategic Disposal (Advisory): Perform in depth financial analysis (IRR, ROI, ROE) on assets and recommend disposals.
• Transformation: Build the business case for transformation of existing assets and oversee design & delivery within budget.
