Job Overview:
The Senior Real Estate & Facilities Specialist uses best practices and knowledge of internal or external issues to improve the Real Estate & Facilities discipline within McDermott. They act as a resource for colleagues with less experience and share their conceptual and practical expertise related to the Real Estate & Facilities discipline. They solve complex problems and use discipline-specific knowledge to improve their products or services. The Senior Real Estate & Facilities Specialist impacts a range of customer, operational, project, or service activities with the Real Estate & Facilities team and other related teams, ensuring compliance with guidelines and policies.
Qualifications:
- 7-10 years of Middle East experience
- Minimum 3 years in a similar role with a multinational company
- Bachelor’s Degree in Engineering, Architecture, or Facility Management
- Additional qualification in real estate and facilities-related certification coursework
- Construction and fit-out works experience, with project management skills for CapEx execution
- Ability to review and analyze third-party reports, including engineering, environmental, and appraisal reports
- Highly organized, diligent, and detail-oriented
- Strong project management skills to handle a large volume of workflow
- Ability to prioritize and manage workload to meet deadlines with accurate financial information
- Strong interpersonal skills
- Proficiency in Microsoft Word, PowerPoint, Excel; AutoCAD skills are an advantage
- Technical knowledge of Building Management systems
- Self-starter and autonomous operator with leadership skills
- Excellent presentation and communication skills; strong interpersonal skills
- High proficiency in written and verbal English; Arabic is an advantage
- Excellent organizational skills, assertiveness, proactive mindset, diligence, and attention to detail
- Proven track record with references
- Familiarity with JAFZA and Trakhees authority requirements is a plus
Responsibilities:
- Manage multiple end-user needs simultaneously
- Responsible for day-to-day facility management and leading the Facilities team
- Manage transport functions and team
- Oversee space and resource planning, including personnel relocation
- Develop and guide staff through performance feedback and training
- Complete routine administrative tasks
- Act as the central contact for facility-related questions from business stakeholders and suppliers, providing high-level work estimates
- Participate in supplier RFP processes and serve as the point of contact for FM vendors and service contractors
- Review, analyze, and define application requirements, ensuring they meet project needs
- Forecast operational and capital expenditure budgets
- Plan and execute CapEx projects, manage budgets
- Liaise with authorities on compliance matters related to company facilities
- Handle facility/HSE compliance responsibilities
- Manage building maintenance, both preventive and corrective
- Serve as primary liaison with building management and maintenance for one or more office locations
- Coordinate vendor and service provider activities
- Prepare FM documentation such as work orders and purchase requisitions
- Maintain records of facilities assets
- Review facilities projects with management for approval
- Coordinate with the Facilities Manager/Director on all facilities-related matters
- Attend scheduled facility team meetings
- Ensure adherence to all standards, policies, and safety procedures
- Provide oversight to other facility staff
