- SP seeks a Chief Accountant to oversee accounting across Real Estate properties in the UAE. You will manage end-to-end accounting, financial reporting, and internal controls, supervising teams to ensure timely closing and accurate statements. Applicants should have 10+ years in UAE real estate finance, IFRS knowledge, and proficiency with ERP systems and advanced Excel. ACCA/CPA/CMA or equivalent credentials are preferred.

Qualifications

• Bachelor’s degree in Accounting/Finance/Commerce or related discipline.
• Minimum 10 years of progressive accounting and finance experience within real estate development companies in the UAE.
• Proven expertise in real estate accounting, property leasing, rental income recognition, and tenant reconciliations.
• Strong experience in end-to-end accounting, financial statement preparation, GL management, and month/year end closing.
• Sound knowledge of IFRS and financial reporting standards.
• Experience handling multiple properties, intercompany transactions, and consolidated financial reporting.
• Demonstrated ability to supervise accounting teams and independently manage finance operations.
• Proficiency in ERP accounting systems and advanced Excel (PivotTables, XLOOKUP, VLOOKUP, SUMIFS).
• Professional qualifications such as ACCA, CPA, CMA or equivalent.
• Strong analytical, organizational, leadership, and problem-solving skills.

Responsibilities

• Oversee daily accounting operations including General Ledger, Accounts Payable, Accounts Receivable, journal entries, and reconciliations.
• Manage monthly, quarterly, and annual closing processes with accurate financial reporting.
• Prepare and review financial statements including P&L, Balance Sheets, Cash Flow Statements, and property-level reports.
• Manage real estate and leasing accounting including rental income, tenant ledgers, service charges, and receivables.
• Ensure accurate accounting of lease transactions, operating expenses, CAPEX, acquisitions and dispositions.
• Monitor intercompany transactions, bank reconciliations, and balance sheet accounts across entities.
• Prepare annual budgets, cash flow forecasts, and variance analyses.
• Ensure compliance with IFRS, UAE VAT, and corporate tax regulations; coordinate with auditors.
