Job summary

Deloitte in Abu Dhabi is seeking a Senior – Real Estate Developer Auditor to join our Audit & Assurance team. You will lead audits of real estate developers, assess internal controls, and ensure IFRS compliance across land, construction costs, revenue recognition, and asset valuation.

You will stay current with IFRS/GAAP developments, use audit software and data analytics, and collaborate with client management to address issues and drive continuous improvement within a Big4 environment.

Qualifications

• Bachelor’s degree in Accounting, Finance, or related field; ACA/ACCA/CPA preferred.
• Minimum 3+ years of audit experience, with focus on real estate development or construction, preferably with Big Audit Firms.
• Strong knowledge of IFRS 15, IFRS 16, IAS 40, etc.
• Experience auditing complex transactions like revenue recognition, capitalisation of costs, and asset valuation.
• Familiarity with real estate development processes, contracts, and regulatory environment.
• Proficient in audit software and Microsoft Office; data analytics is a plus.
• Fluent in English; bilingual Arabic/English preferred.

Responsibilities

• Plan and execute audits of real estate developers, including financial statement audits and internal control assessments.
• Evaluate accuracy of land acquisition, construction costs, revenue recognition, and asset valuation.
• Assess accounting policies for real estate projects, including capitalization and impairment testing.
• Review contracts and joint ventures to identify audit risks and ensure compliance.
• Identify and evaluate risks of material misstatement, including fraud, and design procedures.
• Analyse budgets, cost tracking, and cash flow to verify financial integrity.
• Prepare audit reports with findings and recommendations for improvement.
• Liaise with management and project managers to discuss issues and resolutions.
• Stay updated on IFRS/GAAP and regulatory changes affecting real estate development.
• Utilise audit software and data analytics to improve efficiency.
