Role Description

This is a full-time on-site role for a Senior Operations Manager - Holiday Homes at Leanlynxes located in Ras al-Khaimah, United Arab Emirates. The Senior Operations Manager will be responsible for overseeing day-to-day operations of holiday homes, managing staff, ensuring guest satisfaction, and optimizing operational processes to drive efficiency and profitability.

Responsibilities:

  • Oversee and optimize property listings on Airbnb, Booking.com, Agoda.com, and other relevant OTAs.
  • Ensure listings are updated with high-quality photos, accurate descriptions, and competitive pricing.
  • Monitor performance metrics (occupancy rates, ADR, RevPAR) and adjust strategies accordingly.
  • Implement and maintain high standards of guest communication, check-in/check-out processes, and issue resolution.
  • Handle escalated guest complaints and ensure timely resolution to maintain high ratings across platforms.
  • Develop and enforce SOPs for housekeeping, maintenance, and guest interactions.
  • Work closely with the Revenue Management team to optimize pricing strategies across all platforms.
  • Analyze market trends, competitor pricing, and seasonal demand to adjust rates dynamically.
  • Implement promotional strategies to boost bookings during low-demand periods.
  • Manage relationships with cleaning services, maintenance teams, and property owners to ensure seamless operations.
  • Negotiate contracts with third-party vendors to ensure cost efficiency and service quality.
  • Conduct regular quality checks on property upkeep and maintenance.
  • Ensure compliance with local short-term rental regulations, tax laws, and platform policies.
  • Foster a culture of accountability, efficiency, and continuous improvement.

Qualifications

Experience: 5+ years in short-term rental/vacation rental operations, with expertise in Airbnb, Booking.com, and Agoda.com.

Leadership: Strong team management and vendor negotiation skills.

Analytical Skills: Proficiency in data-driven decision-making for pricing and operations.

Tech-Savvy: Familiarity with Property Management Systems (PMS), channel managers, and automation tools.

Customer-Centric: Exceptional guest service mindset with problem-solving abilities.
