The role holder is responsible in driving the strategic growth agenda of Dubai Holding Asset Management (DHAM). This role is responsible for supporting the formulation and execution of strategic initiatives, conducting financial assessments, and evaluating new development and investment opportunities across all key asset classes, including residential, office, retail, leisure/marinas, and land. The role will also support portfolio optimization, business case development, and stakeholder engagement efforts to ensure the successful implementation of DHAM’s development roadmap.
Core Responsibilities
Strategy & Planning
- Contribute to the development and refinement of DHAM’s corporate and asset-level strategies.
- Support strategic reviews of land and development portfolios, including highest-and-best-use assessments.
- Evaluate new business ventures and development prospects aligned with the organization’s long-term vision.
- Assist in preparing strategic roadmaps and investment plans for priority initiatives.
Financial & Feasibility Analysis
- Build and maintain detailed financial models and feasibility studies for proposed developments.
- Develop project-level and asset-level cash flow models to support decision-making and alignment with corporate objectives.
- Conduct sensitivity analysis, IRR/NVP analysis, and risk assessments to evaluate the viability of investment opportunities.
- Provide inputs for valuations, asset repositioning strategies, and monetization plans.
Research & Market Intelligence
- Oversee the commissioning and coordination of external research to inform strategic planning.
- Perform ongoing market analysis, including supply-demand dynamics and competitor benchmarking.
- Translate market intelligence into actionable insights to guide project design and positioning.
Stakeholder Engagement & Communication
- Prepare high-quality presentations, investment memos, and board submissions to articulate business cases and recommendations.
- Engage with internal stakeholders across Development, Finance, Asset Management, and Legal to ensure alignment and effective implementation.
- Coordinate with external consultants, advisors, and partners as required for project development and analysis.
Cross-Functional Collaboration
- Lead or support special strategic projects and cross-functional initiatives as assigned by senior leadership.
- Act as a strategic advisor and thought partner to internal teams to drive performance improvement and innovation.
Minimum Qualification:
- Bachelor’s degree in business, Economics, Finance, Engineering, or a related field.
- MBA or master’s degree in economics / finance preferred; CFA designation preferred
Experience:
- A minimum of 12 years of business development, investment, and/or corporate finance experience, ideally gained while working for a regional real estate developer or for a management/real estate consulting firm advising real estate developers. Experience across the following asset classes is a must: Residential, retail, office, and hospitality. Dubai real estate experience is highly desirable
